[Music] this was a very sad looking tired rental there were three units in the house the house was built in 1912 and i'm not really sure if it had had much done to it it was it was old anserill studio is a design firm this project in particular was a development project so it was purchased to be renovated and sold it was an amazing location amazing neighborhood right across from the park and the house itself had good bones it had lots of potential and we just needed to bring that out in it [Music] we wanted to keep this house true to the style of the home some traditional elements but done in a contemporary way and so we kind of approached it with detailed detailed detail in mind and really maximize the space when you first enter the home you enter into the foyer we have honed marble slab floors and lime wash wall panels with antique brass inlays and then you enter through an archway into the living room the living room is small we didn't skimp on the size of furniture though we wanted the space to feel larger and regular-sized furniture in a small space can help with that we did however keep the furniture quite neutral and just really played with textures and finishes to keep it light and bright versus something darker or colorful that might feel heavy it was a wood-burning fireplace we've converted it to an open flame gas log set the fireplace is an 1880s french marble mantel we also have these amazing restored cast iron back panels those we found three years ago at an antique store in toronto and we have been holding on to them in our storage unit for that long just waiting for the perfect place to use them and this definitely felt like the right place the dining room is kind of central in the home it is a great spot to have a beautiful dinner but it also has to act as a hallway from the living room to the kitchen in the back of the home and also to access the stairs to the second floor and to the basement we actually custom made this table out of an antiqued limestone and we did a round table so that we had just easy traffic flow through the space and it does just that we've also used a billy cotton pickup sticks fixture which really is a sculptural statement in the space and really gives weight to the center of the home once we pass through the dining room we enter through a large archway into the kitchen which is light and bright and fresh and actually has two walls of bi-folding glass doors to really open up the space and create an indoor outdoor living situation in the back of the home we really played up the shades of white in this space we added some off-white sheers for contrast a beautiful calcutta marble slab for the countertops and the backsplash and then more classic stainless steel details as well we wanted to keep with that classic feel and the lakosh range was the starting point for where we pulled our finishes from the range does have stainless steel on it as well as some chrome so we wanted to tie that all together we actually did a stainless steel kick plate on the range wall to tie in with the kick plate on the lakash range and just make it very seamless the crown moldings throughout have this recessed metal detail it's actually a gunmetal finish that's been recessed into the crown molding profile and that's just to add some drama add some graphic punch and a little bit of edge as well the light fixtures we ordered from the uk they're a handmade plaster pendant because everything else does read quite contemporary it was nice to bring that element into this room as well the house is just over 2000 square feet it's a smaller footprint for sure but we really maximized the space we did things like hidden doors the wall paneling in the dining room actually has a hidden door that accesses the powder room and the basement the front foyer has hidden closets and then here in the archway we have a hidden door that access a pantry which includes a wine fridge a microwave the idea was to really maximize how much we could get into this house but do it in a really clever way and these hidden doors are an amazing way to do that the second floor is the primary suite you enter the room through a pair of double pocketing doors into the walk-in closet the doors are clad with a caning which really just adds so much warmth the bedroom has a bit of a parisian hotel vibe to it you enter the space and it really feels like you're somewhere else you look out the juliet balcony into the green space right across the street it has amazing views and an amazing feel we've done a king bed in the space with an oversized headboard and the headboard is actually in line with the windows so we did that for that consistent line around the room we've put a pair of mirrors over each nightstand on either side to reflect the natural light out of those amazing windows we also did a recessed circular panel on the ceiling to really highlight the light fixture the ensuite is pretty dramatic and full of character we have two arched windows and a matching arched mirror over the vanity surrounding that arched mirror we have black framed glass and that leads to the steam shower and the toilet room throughout the space we've used a ribbed limestone it has a really luxurious kind of hotel feel to it we used it on all of the flooring and up the one shower wall there's a freestanding soaker tub floating in front of the window and a vanity sitting in front of the other arched window we place those items in front of the window just to balance the weight in the space anybody coming through the house we want them to feel like somebody lives here like it's not a sterile empty cold space that is uninhabited i a thousand percent would live in here no doubt about it you
