Hello, hello, hello. Another sunny day in Dubai.
We just came out of the Dubai Hills Mall. I got my little McDonald's coffee. Coffee in this country, for the coffee lovers, is crazy expensive. So, if you just want a black coffee, go to McDonald's. It's okay, always. It's not sponsored though. Not sponsored, definitely not. We just checked out the mall. It's a nice mall, it's more family friendly. It's really clean and more like European style, I would say. There's no super luxury brands there. It's more like H&M, Zara and that kind of brand, which is kind of nice. The light is good inside as well and it's calm. It's not super stressful which other malls can be. It's good size for this country, which means it's enormous for us Europeans. But very family friendly, and you got a lot of youths as well like teenagers hanging out there, with all those European and American kind of fashion brands you know the normal ones. You got your H&M's and Zara's and all that so they've been very successful with the mall, I think here in Dubai Hills.
There's a lot of people who's just coming for the mall, because it's more European style. The malls are important in this country because you have a couple months a year, that's where people hang out, due to the hot weather. Okay, let's see how the Dubai Hills look like. Yes. As you can see here, it's fairly developed, very green. Heading over to the park now. We just reached the garden or the park here in Dubai Hills. Which is really nice, because they built the park and then built the houses around it. This is also one of the EMAAR project. Yes, which you can notice big different to other areas that we've been looking at.They have the big master plan, as we've been discussing before. It's so much nicer when all the design is the same. They plan everything around it, in a really good way. It's more high-end. As you said, the park is probably what it's most famous for. They have a kind of a long stretch of a park here, where you can go running around it. We're going to catch some people doing that. A lot more families here because it's very family friendly. You can walk around, you can let your kids run around here in the playgrounds and everything. We saw people when we walk from the Dubai Hills Mall and you can see small kids was going there by them themselves. Because it's a safe area and it's closer to everything. They have a big playground, they have padel courts, that we're
going to check out later. They have basketball also, so it's really nice. And it's calm, you can hear the birds as well here. It's very calm and the traffic here's a big highway outside here, so it's actually right next to a highway. But because of the buildings protecting it, it's like an oasis in here. Especially here in the park, if you go outside the park, then you can start hearing it. Yeah, you hear it again, but this is where you see how good they are developing things, EMAAR. We were also here a year ago and it's just become even better, more people, it's greener. It makes sense, everything they're doing here, and there's still more to come. They're still missing quite a lot of restaurants and cafes. There's not that much going on right now, but as we can see, it's starting to open up. That will be the next one. That's what they're missing now, but there's more and more. And also with the villas communities being built around here. The big golf course as well. Big golf course. We understand now why the prices is going up, have gone up here. So right now this is a very expensive neighborhood. But we spoke to some people here, that said I think this was launched 5 almost 10 years ago. People were basically laughing at it, because it was in the middle of nowhere. It's like in the desert next to a highway but look at it now the people who invested that early, they probably made quite a lot of money, a fortune. Because the square feet price is high now. I don't think it's a good deal to buy here now, because it's too high, right now. But this area is perfect for expat as well. Perfect for European, you have everything that you need here. The only thing is that the ocean is a little bit far away, but you can take the car or the taxi to go there. If you have a car, you leave downtown in 10 minutes. You are down in JVC and the marina, maybe marina, maybe 20 minutes. You can go to Global Village. There's a
lot of things around here. So it's a good center point to go to the different areas. It's not close to anything but it's not far away from anything. Exactly, and you
had some colleagues who lived here as well or staying here. And they enjoy it a lot. They were staying, we're going to see if we can check that out as well. There are some co-working communities where you stay as well. Some places called the collective, which is small apartments, but big co-working spaces, so that could be perfect for us. Especially, because
we're working from home. For digital nomads flying in and out, spending the winters here. Just working remotely, I think that could be quite, I mean it's a smart business that they're running. Because the demand is probably going to increase more and more. So let's see what more it has to offer. We'll show you guys around. As you can see here, this is like the running track. It's like a bouncy, pretty nice actually. For me it's a little bit too soft. They have the same down by the beach. And you like it? The Kite Beach. The bouncy stuff, you like, but for me, it's nice, it's like you're flying more. But for me it's a bit too soft, if you're running, if you have like soft shoes as well. But it's a nice running track around. You even have like the measurements in the ground so you can see how long the distance is. It's buzzing now, it's like there's loads of kids here. There's a skate park over here, they are playing paddle over there. You can see that people actually have moved in and they're living everyday life here. This was not the case a year ago. You have a playground here as well, for the kids. You recognize probably the building
styles, when we were in Creek Harbor, very similar style. So EMAAR, they have this design, you know. It's very unified, all the buildings. There's only one developer. You can see how nice everything ties in together. I think over here these ones are a bit different like the color shade it's a little bit more brown. It's more looking
like Meeras developments but it's still EMAAR. These apartments here, especially the ones in the top, with the big balconies, like Penthouse. These ones are as expensive as they would be if you had sea view. You can see why people find it attractive. You have such a green area here, everything is green around you, and this is just the first stage. Imagine then they're going to build a golf course over here. They're going to have villas all around it. So you can have even more green areas to watch, and look out for. Even if it was a desert here, like a few years ago. Now it's it's completely different, so they're done well. Behind you, you have the dog playground, like an agility area. I know people here with dogs. I think the majority of the people here are Europeans that's what we sense. Very mixed, where people are coming from. They're building a big gym over there as well, with classes and everything. In the beginning of the park. That's nice, so they we have everything here soon, it just takes some time. It depends on, I think, if you're having family here or if you're living here, it depends on where you're working as well, right if this neighborhood is good or not. We said it before that it's a little bit in the middle of everything, but it's not really close to anything so I don't really know the traffic situation from here. If you're commuting to work every day especially going to places like the Marina or something. I think it could be quite a bit of a hassle but if you have the opportunity to, you know work remotely, work from home, most of the week or like us always. I mean this area is perfect you can live here and do everything here. And the new metro is going to go here as well. As we discussed before that's the EMAAR's plan, to stay close to the metro station, so it will be easier in the next couple of years as well. So, a long-term investment, I think this
is really good, but as I said before we a little bit too late on this project. Too late on it, but I think they might releasing more new ones soon. Because it's just expanding to more and more. Especially the villas but we're not really there yet, on the price point. Those ones I think we're looking at probably 1.5 to 2 million Euros on some of those villas, even more. Euros. Yeah, Euros not Dirham, so even more. So that will be what, that's 6-7 million Dirhams, probably more some of them. But I think this is also a community that we should test out maybe, and stay a month or so and just get the feeling of it. But it's very lively, it's a lot of people running and sporting and all that. Hydrating? Yeah, I need it today.
I got the Mediterranean unbuttoning here. Cleaning the running truck here. Should we take the long track around or should we go up or should we show the other? Yeah let's go around there, the other area. Where we started out, was over, where? Here is the Dubai Hills mall. That's the mall. So, we walked here and then into the big park. Into the big park here. What they're building in this area here, is more finalized. You got all the villas here, you can see how big the villa area is. That's a part of it, but what they're building now, is more on this side with the big golf course. Exactly, so you're going to have a golf course basically in the middle of the villa area. It's going to be super cool. I think it's going to be super green, and it's nice for, as we showed before, a lot of kids and families. So I think it's a perfect area for them. We're just coming here from the park area. Then you can see, I don't know if you see it, but here is where the villa area is starting. And over here, is where the golf course is going to be as well. And then here to the left, you can see some new apartments buildings over here. As we discussed before here, it is a really good community here, especially for the villas as well. Because normally the villa areas here in Dubai, doesn't have any community around it, except the villa. But here they can actually walk to the park, they can walk to the Dubai Hills mall as well. So, it's a really good community, it's
really nice done by EMAAR, to get the whole area so close to each other. You also
got other people coming here to visit the mall so it becomes bit, but it's not too crowded. No, but I agree, you can just walk from the villas, and then walk to the park here, or continue on behind here, where you have the mall, so you don't even have to take the car. No exactly, so it's really good. And then you have the hospital close as well. That one is maybe not the best hospital, you can see it in the back there. Well done EMAAR, as usual. As usual, if you want to sponsor us, ping us. So now we're outside the park. I don't know if you can see it, but there you have the downtown view. Behind here, behind here. The only issue is that you have the power lines there, which is not super nice to look at. Then you have the highway there, and I don't know if you hear it, but it's more noisy here from traffic. Yeah, from the traffic and it's a little windy now as well. But these apartments is cheaper than the ones facing the park. So this side of Dubai Hills, it's a totally different vibe. It feels like more office, like an office, like a business park or something. So, it's a business park. See here we got the power lines, let's have a look. I don't know if you see it, but the
traffic is quite bad right now and then you have the ugly power lines there. Power lines, I think this is the one thing where you know I'm questing the Dubai Hills, is this being right next to the highway, especially if you have these apartments here. It's quite loud and like the nice calm feeling that you had in a park, it disappeared when you got
here. And here's where the collective are as well. This is the collective, the co-working
community for nomads, so when I see it here, from this view, and where it's located I don't know, if I would enjoy it. But then again the rest of the community is super nice, the location is good, it's convenient green space here around. It's exceptional, but you will not remove this highway. It's going to be here, so as long as you are away from the highway in Dubai Hills, then you're fine. But as we talked about before, I think the traffic here is really bad. If you have to commute to work, you really need to think about that, if you're going to stay here. But it's definitely a community that we can try staying in. And again, sure really good investment, it's just growing all the time, so much people here, so many expats. Probably pretty good networking in the co-working spaces so check out Dubai Hills. Okay, some final words here in Dubai Hills. What do you think? Yeah, I love it. I mean I think we're pretty sold on the neighborhood. It's a great community, they've done it really well, especially on the park side. On this side, not super nice, but it's more business, so if you do that, that's probably a good place. If you are here for work, stay on the business side. I think that's perfect co-working spaces. We saw like a group, like a running club or something, look like quite young people, so I think it's probably good networking. But long term for families, make sure you're on the right side of the road. The park side, you can let the kids out even, just open the door, and have them run out in the park. That's not too many places you can do that here in Dubai. No, it's a great community. They have
the villas, they have the great apartments, they have the Dubai Hills mall so they get it really nice here. And it's going to be even better when they get more cafes and restaurants open here. Probably, and school I'm guessing as well they have it here. I'm pretty sure kindergartens also, it would be strange otherwise. But yeah all in all, Dubai Hills, we love it.
