all right I'm gonna teach you in the next 20 30 minutes how you can find the perfect spot to live in Houston you guys love when I do these map videos I've got a ton of extra subscribers here in the past few months I will teach you everything you need to know about living in Houston Texas so what I want to do is just start on here by going through some general areas of Houston Texas now the whole goal of this video I'm going to discuss a lot of these suburbs that people are choosing I'm going to go through some of the different Master plant communities and at the end of this video you're going to be able to completely rule out 90 of the areas that you would never even want to live in anyway so I'll give you the pros and cons of those areas what it's like to live in those areas who chooses those areas all of it okay this is the only video you're ever going to need so obviously we have downtown Houston Texas we've helped 200 plus clients move relocate here and nobody has even remotely lived inside of Beltway Eight we've had I think two clients choose one of them was right here this is called The Heights and the other one was over here in the Galleria area so I just want you to know that the majority of people are choosing to live outside into the suburbs of Houston Texas so that's going to help you first and foremost so the next thing that you absolutely must know about Houston Texas is how to get around this actually was just completed the last few years this is the new 99 I absolutely love it and with that new 99 an eruption of growth all the top Mass plant communities and stuff are basically surrounding that but you do have Beltway 8 which is what we discussed earlier both of these are going to be told you have to pay to drive on these so if you're really looking to avoid the cost then the 610 Loop is going to be your free one so this is really going to dictate where you live because if you're trying to commute somewhere let's say you know that here's the Energy Corridor here's Katy Texas and you want to get up to the Woodlands you're gonna have to come all the way in use the actual uh oops going straight straight line here use the actual 610 Loop and then go up to 45 that's how you would be able to commute freely if not you're going to be you know leveraging Beltway 8 that was the old way or you're going to go up this way I can tell you right now from Katy Texas to the Woodlands you're looking at about 45 to 50 miles and with traffic at about three to four o'clock it's probably going to take you anywhere from an hour hour and a half maybe even longer you have major congestion here and then this 99 can get stuck a few different ways too so now that we kind of know the the major Loops of the area now you're going to have kind of the major area so I already got this Arrow here I don't even know how to remove it so I'll leave it that's your I-10 this goes east and west there's Louisiana this is going to head over to basically San Antonio you got Austin up this way and then you have your main north south that's going to be the 45 okay that goes down to Galveston and that goes up to down Alice some of these newer ones here that are heading out this is really expanding okay the 99 is really starting to push things out so a lot of people are not living inside here that they're they're going out farther to the west to the north to the east to the South okay so you have these major ones this is going to take you up here to Tomball and what we'll talk about here in a little bit Magnolia it's also going to take you up we have Conroe up to the north and Montgomery you're not going to want to miss this here in a little bit I'm going to explain the top areas that everybody's choosing and why because everybody wants to think about the woodlands well there's reasons why people are avoiding that do not miss it okay then we got the 69 everybody here is going to call it the 59 every local it's 59 but they change it to the 69 so this is New Caney we've done a video here on Tavola and then you've actually got the 59 that comes down this way so that's going to take you to some of your most popular suburbs of Sugarland so now you kind of under stand where all of these major roads are and that's what's going to be whenever you say how close or how quick it gets to downtown or to the medical facilities or to the energy corridors you're typically going to have to find one of those major arterial roads and so you're going to be living on the on those major roads and that's going to again really dictate the area that you want to live in so what we're going to do first is we're going to focus on the woodlands but I'm not going to be able to show you what you need here so I got to get you in a little tighter let's go all right so we've got the map up right now of Houston Texas okay so just to the north here the Woodlands Texas is kind of your can't miss area it's going to be highly rated with the schools it's going to be highly rated with all the shopping and the things to do but there are a lot of people not moving to the Woodlands lately and we have really focused a lot of effort on this channel to showcasing some of the master plan communities what you're going to hear a lot is that Conroe ISD Montgomery County things that really are driving a lot of people here so you do you have to be mindful because the Woodlands Texas is Conroe ISD in fact if we were to type in uh the Conroe ISD you're going to see just how massive this thing is I mean it comes all the way south of the the 99 here and it it covers a big area so you just have to realize when you're looking at an ISD you might think oh it's a home run look at the ratings well it can be different Pockets right this area is really really top rated this area might not be so much but overall the general rating is great so I'm also going to tell you why you might read about an ISD online that is kind of lower but you can get into areas that have some of the nicest and most highly regarded schools you can find period and I'm not allowed to steer in any way but if you look at niche.com Redfin they have all the school ratings up there I'm just giving you an honest opinion of kind of the areas and to not pigeonhole yourself so people are going to look at Conroe ISD and they're gonna be like oh I need to move to Conroe I'm telling you right now it's just an older downtown there's not a lot going on on in Conroe and so you're not really going to want to move to that area but it also has some of the most affordable new construction homes that you can find period anywhere in this whole Houston area there's two reasons that people move to Conroe to Montgomery or out here to Magnolia and it is either a the nature the the the lake up here Conroe so you can go boating and just kind of the affordability and number two the main reason is because you're the closest to the Woodlands we hear this day in and day out look we've looked at the woodlands it's just so expensive and everything is kind of older there there's no new construction so what's the best area to live next to the Woodlands that's why this whole area right now is probably one of the hottest areas in all of Houston is kind of this like you could call it kind of the Northwest area up here it's just packed full with master plan communities because the new 99 came through here you have the 45 you have the heart already toll road they extended this 249 out and the 59 so really your commute your commutes are a lot easier but there are basically new construction neighborhoods and and top top master plan communities within just minutes of the woodlands effect we went to the Harpers preserve which is right here and that is the closest actual masterplay community that you can get to the woodlands and super affordable homes so we've done full tours on a lot of these areas including you know what it's like to live up in Conroe but you're gonna see that you know we've done some videos up in Montgomery and even Magnolia uh the Autobahn that was a master plan Community you had really big uh nice homes in that area and again what they all talk about is that you're next to the Woodlands one other area that a lot of people were talking about and we went and did a video on was Grand uh Central Station so this is another one that's just right up in this area and this one's actually in New York I clicked on the wrong one so what we need to do is actually get back over here to Conroe and you're going to see again just north of the woodlands south of Conroe is going to be Grand Central Park so you just need to really understand if you want to be in that North section you're going to have a lot of old growth trees it's going to be very wooded you're going to have a lot of Nature and Parks you obviously have Lake Conroe up in that area and then you're going to be in that Conroe ISD but like I mentioned if you go to downtown Conroe you're gonna see it's very old there's some cool you know restaurants and bars you know here and there but nobody's really moving there for downtown Conroe they either want their space or they want Conroe ISD and mainly they just want to be next to the Woodlands now when we look at The Woodlands up here and then obviously Conroe Montgomery Magnolia all those up to the north Northeast uh Northwest sorry um that is really going to take you as you can see a long ways from getting down to Houston so it is a very long ways away and in fact I didn't even mention it but we just obviously got done doing a video on Wood Forest which is up in this area it's one of the biggest master plan communities I've seen and it's actually kind of the new Woodlands because it has it's by the same developer it's got the same you know community center right in the middle massive shopping grocery stores again if you want to go see these after this video we actually have an entire playlist called the greatest Vlogs of Houston Texas where we go in depth of all these areas so you can go watch it but I'm going to tell you probably the hottest area that we have people you know who are moving relocating here and what they're choosing and that's going to be over here to the Cypress area a lot is going on in the whole Cypress area and we're going to dissect it but before we do that I do want to give a little shout out to Tomball Tomball is going to be more of that country living a little bit more space I mean if you get in any of these areas it's going to be 50 acre 100 acre cattle ranches they do have a nice new high school and I'll tell you one thing about Tomball is you know my kids play a lot of sports especially my son with AAU basketball we head over here to Tomball for almost all of our sporting events they got a lot of nice new uh you know facilities and that kind of thing so it is growing but it's kind of still real small town so we haven't had a lot of people choose Tomball it's more of a local favorite so what we got to do we gotta hit old Cypress now we have been putting so much effort into all these videos if you would would you just comment down below you're coming from so that we know now well I got two of me on the screen so what I want to do is just Venture down here to the to Cyprus area Okay so this is one area that is inside the 99 that's going to put you relatively you know 25 30 minutes from from the downtown Houston area we like to reference this a lot because especially you know me my wife a lot of people that I know it's cool to go head down you know downtown Houston or to the Edo area East downtown are the heights to go have some cool date nights all your sporting events you know the Rockets games Astros games so you do want to be kind of close to that and that was again a major reason why my wife and I chose not to go to the Woodlands or anywhere up to the north because it was just too far but Cyprus is going to put you very very very close now not only do you have the 99 right here Cyprus in the last 10 to 15 years has been basically completely developed so a lot of the areas that you see and that we're going to talk about today they've been around a long time 20 30 57 you know 60 70 years so it's a lot of older home and they're trying to like Build It Up nice right Cyprus kind of has that fresh start to it so everything around it right here even the 290 widening it the 99 it's all brand new the schools you talk about some of the biggest nicest schools that's going to be in Cyprus you have massive massive outlet stores shopping everything in Cyprus plus the top two to three areas that we are basically getting everybody wanting to look at is Town Lake this has the only bootable Lake in Houston Texas besides you know obviously Lake Houston and up in Conroe but this is a man-made lake so it is different but they do have some restaurants and stuff in there so people really enjoy getting into town Lake but I'm going to tell you right now I think the sneaky better area is is obviously Bridgeland the this is one of the bigger Master plant communities in all of Houston in fact this whole area is kind of built out right now so what do we do we shoot all these areas and we help hundreds of clients move and relocate here they got the new Bridgeland area going just across the way so they have a whole new section coming in uh just across the 99 and as you saw you get the new Bridgeland high school here I do remember talking to a sales rep when we were at the Bridgeland uh master plan Community showing some of that he said there's a hundred and fifteen thousand students in that cyfair crazy crazy amount so the only reason I say that is because you're going to find some of these other isds you know maybe out farther to the West that that aren't rated as high but they have brand new master plan communities coming to them and so that means that it's brand new schools brand new everything they're not rated as high but they're going to have a fraction of the students in the classroom so something to be mindful about we also did marvita that was another one that was in here that a lot of people are choosing for um it's it's a little bit more affordable obviously then you're going to find in Bridgeland or the the Town Lake area but Cyprus is almost a can't miss area from top to bottom from just things to do safety uh you know families school systems you just can't really miss in that area but again you know even the new Bridgeland area over here you're going to be into that wall or ISD so all brand new schools coming you'll be just fine are you guys liking these again we're the original living in Houston Texas team make sure you guys are commenting down below if you're liking these videos where you're coming from next up one of the most popular is going to be Katie I don't even need to talk much about Katy Texas other than again people moving relocating here you guys I did the same exact thing this is why I built the original channel here was because I did all of this research and all of this reading and it always led me to either Katie The Woodlands right maybe Sugarland and that's like oops there it is that's really what it talked about it always ranked those and now that I've been here now that we've helped someone many people we're starting to discover all these pocket areas there's almost Better Living outside of these massive areas because you can get way more affordability they have top-notch amenities brand new schools and then you can just leverage you know the downtowns of these areas so what does that mean an area out here is full Shear so that is one of the fastest growing areas that has some of the best master plan communities that I have seen period in Houston so we gotta go check it out so here we are on the map again Katy Texas the one the one thing about it and I laugh because I've told the story a few times and when I tell this story I've also had so many people comment and say oh my gosh same thing again can't miss area Katy ISD is going to be top charts when it comes to schools again another massive massive ISD but when you drive out to Katie you're out there I mean it is such a long drive to get out to Katie and in fact Jojo and I you know we both live in the Kingwood area so we head up here to the 59 we hit the 99 I mean it is a drive to get all the way down to Katie so when you're out in Katy in fact I think restaurant wise you know the Woodlands is probably up there but for suburbs I think Katie's probably right there so if you like to go out have good meals lots of fun things to do plus you have massive water parks theme park it's crazy over there but again it's it's pretty much built out there are some you know little pockets in here where you're going to find some new construction but like Cinco Ranch a lot of these they're older they're 15 years old 20 years old they're amazing I'm not saying anything like that but where people are really finding their value is by heading a little bit farther out now you're really out here and going to full Shear so there's areas like Ellison we went out there and shot a video Jordan Ranch we shot a video but my favorite actually I'm going to give you about my top three favorite areas if I didn't live where I was at right here Cross Creek Ranch I was blown away and the one thing is when we shot that video there's a lot of comments of like yeah this is the greatest place stay out of it people love of themselves some Cross Creek Ranch you have the massive massive lakes and the rec centers and you have an actual Hill Mountain up there they do a lot of community events and they have a slide going down into the pool so Cross Creek Ranch is just kind of a a Hidden Gem that really you know a lot of people moving here don't know about but you know Katy Texas is going to be out farthest to the West the majority of people living out there they're working here at the Energy Corridor you know or even kind of the medical complex because it does put you on the west side of Houston Texas but again it's really I can't miss area so I would definitely put you know the full Shear on the list if you're looking at Katie all right I hope you guys are taking notes go ahead feel free to pause this video get out your little pins and pads take your notes so we've talked kind of about this whole section and we're just gonna kind of keep working around and we're gonna go to my area last why I love it and some new stuff that's coming up here that you need to know about but what we want to do is talk about the next section here so if we actually come down now now we're going to see an area called Sugar Land Sugar Land again not allowed to steer in any way you can go online and read these rankings of schools and every time I say this I always get people from Katie say no we're the best I always get people from The Woodlands saying we're the best and I don't know why I keep getting these arrows but they're there to stay Sugarland from what I hear and when I talk to local people they're like if if schools are literally the only thing you care about you don't care about nothing else the schools in the Sugarland area are going to be probably one of the most highly rated so I just like to say that for the people that are like I don't care about anything else the house the the master plan Community I just want the best of the best of the schools this could be one of your top options although I could probably pick an elementary school a middle school and a high school in any one of these City suburbs that are as highly rated or as good but you know a lot of these ratings are going to be ISD centered so they're going to be or suburb centered so it'll be like one big compiled one again when you work with us and our team and we do our private one-on-one consultation with you we only ask questions about you we want to figure out you so we can help place you so what we got to do roundhouse sorry I had to Roundhouse you I wanted to do something a little bit different we're on the map here I'm going to talk uh I'm gonna get deep here Sugar Land I've talked about this a few times in some videos it was probably the most shocking area to me if I were to choose one spot to live besides Kingwood Texas which I'm not going to move from here it would be Sugarland to me personally I think with with everything that's down there the things to do and just how freaking pretty it is I would be down in Sugar Land the school districts the sporting you know clubs what all that it's just really really high-end and you have the Brazos River that kind of carves the south end of it and a lot of the master plant communities in there I mean some of them are older the Great Woods a lot of these they are really really nice with top top amenities but the area that I would call home if I didn't live in Kingwood Texas is Siena now it's a little bit farther away from Sugarland you have the highway six here um you know so you're gonna have every Shop restaurant bar you could imagine Sienna is when I went in there I just was I was blown away um to see all the the this Camp Sienna I'm sure you're seeing it on the Drone all the soccer fields I know especially having the kiddos I mean they got equestrian Parks if if your kiddos ride horses um any kind of Sport the one thing that I noticed too in a lot of these neighborhoods do this you know so it's not just this but all the schools we went by all day they are plumful packed full of bicycles so it just tells me that like it's it's a nice safe area and the kids they all ride their bikes to school or the parents take them on golf carts and there's a lot like a real thick Community feeling in Sienna I was blown away and I love it I I've told people the funny thing is even the locals here they grow up in an area they stay there and that's the only place they like that's why I like giving you my perspective because I am not real I'm not from here I'm just like you and I get to see these things with my own eye eyes Sienna I tell people who are even local I'm like that is the best place I've been to and the new construction they got going in there is some of the nicest houses I've ever seen if you are looking for like real real real luxury too um they actually have some some master plan communities in in Sugarland that I've seen I think some of the NBA players are living here that are like ten thousand fifteen thousand square foot and they're only like a couple million bucks so compared to you know where a lot of you are coming from it's not bad so here's one thing again you know with the new 99 that just dipped right into here Richmond Rosenberg these are actually areas that we've had a lot of clients move and relocate to and guess what you're just right here to Sugarland so you're very very close you have the new 99 anything that is next to the 99 you will have anything that you need okay if you notice HEBs Krogers these are all brand new so you're gonna have movie theaters you're going to have new restaurants anytime that you can get close to the 99 which is where a lot of these are coming you're going to have every kind of shop restaurant bar you need Aliana this is an area we actually need to go out there and shoot this one I keep reading about it and hearing about it from what I hear amazing affordability amazing amenities and right next to the 99 right next to Sugarland so a lot of people are living in this area because they're commuting up to Katie to work or commuting over here to the Energy Corridor and you're just right up these roads very quickly to do so I could only imagine what it would be like moving here to have somebody like us and our team go through every area like this in detail could you imagine it well you can there's our number there's our email if you can do one thing we want to do I thought like I had to turn my camera back on but it's all good I don't know got a little nervous what we're going to do we're going to keep moving I got the shake going here um we're gonna kind of head over here to this area and to the South um you have Pearland you have Friendswood we've gone into kind of both of these areas and you've also got areas right here League City uh Texas City Santa Fe these have a lot of new areas and and Master Plan communities coming too and it's also where you're going to find some of the best affordability in all of Houston I know I kind of keep talking about that but as a general this area would be one of the more affordable and again I actually have friends who live in the Pearland the Friendswood areas they say they have the best school districts hands down friends Woods like number one so you can't believe anybody and these blogs but I'm just telling you from what I hear that is really really really highly sought after head butt speaking of kiddos in schools I gotta go pick up my kids in about 15 minutes on the old e-bike so I better get going okay here we go we're moving over this is gonna be your Friendswood area and Pearland these are going to be older I mean just just flat out these have been developed a long time ago there is in Friendswood um some new developments in fact that video we did that what I think is the craziest floor plan in Houston Texas we did that video right here in Friendswood so there are some newer developments starting to touch the edges and of Pearland and Friendswood Alvin Manvel these are the areas again you know if you're really looking for like affordability um you're going to want to look down in those areas school districts the cool thing about Pearland and Friendswood is again you're really close to like the downtown area especially I said Edo earlier that's is our favorite spot right here I think it's just one of the funnest areas to go in Houston but you have right here this Junction right here is super important because this is the 45 and then Nasa Parkway so yes we are the Space City this is kind of where a lot of things are going on right here so you're gonna have all your shopping the top golfs I keep mentioning this because you know people do like to get out and go do things and and here's the one thing that you you don't get or especially the locals don't get is when you're new to an area you go out you go see things all the time when I was born and raised and lived in North Idaho my whole life I didn't want to go do anything because I'd been and done it all and I was just tired of people in lines now I go everywhere that's why it's so amazing to move it's tough but it's amazing so when I say hey you've got a lot of things to do well guess what you've also got the keema boardwalk right here we go there all the time we hit all these shops you've got the Baybrook Mall so there's a lot of things to do and then again it puts you the closest to Galveston going down to the beach is one of those funner things to do I went from snowboarding my past life to now I'm out here skimboarding and surfing so the other hot areas you have League City you're going to look at school districts Taylor Lake Village Clear Lake one of the top ones super affordable again locals only know about it nobody really moving relocating here is choosing these areas but maybe you could put it on the list and then you have Lagoon Fest so this is Lago Mar we did a video on that it's the biggest Lagoon in the state of Texas Extreme affordability on new construction homes like 200 300 400 000 you're getting nice big homes so if you want to be down in the South Region here if you're going to be working maybe in the plants or something that's going to be an area that you would choose is going to be probably the Pearland that friends would or extreme affordability is going to be coming down even farther to the South all right let's go baby my neck of the woods we don't typically get anybody looking these areas here it is just kind of older parts of Houston you go over the Ship Canal here bridge I mean this is all industrial and so what I'm going to do is I'm going to come up and finish out kind of our last section here I'm going to talk about a few different things real quick New Caney we did a video it actually kind of went Bonkers um this is where I said you know you get one of the most affordable homes that's going to be Tavola so if you saw that in fact we had a ton of investors reach out that's a great area and we actually help a lot of investors find great spots that are appreciating the most so you can reach out to but you have areas Porter humble Atascocita and it doesn't even label it it's so secret you got the big K right here Kingwood so I'm gonna kind of talk about the different areas here who chooses what why all of that stuff so what we got to do is elbow I really hope my editor is like spinning the camera or doing something and I'm not just doing random elbows but anyways we got the map up right here the cool thing about the Northeast What drew me here Lake Houston this is a full on Lake we go wake surfing all the time time with friends we go swimming in here it does get a little warm in the summer but that's why we were like you know what we come from the Northwest especially North Idaho Coeur d'Alene area I was from Hayden Idaho and like we have lakes everywhere we used to have a boat so that was something that really Drew Us in the other part it's trees right just like the woodlands but you know when you hit the layers here you'll notice just how green this area is how many big big trees right in fact what you're going to notice here this is the Kingwood area you can see everything is trees that's why we didn't really like the west side either the Katies of the full Street there's just no trees other Cypress you know you don't get that shade but you can see old growth trees pine trees this is the style of living that we really enjoyed you got all the trails that carved through this so the whole entire Community is connected by the Greenbelt trail system so you actually can get anywhere you want see these green belts here via that so you don't have to touch roads that's why we really liked it so Kingwood if you do look online online you're going to see it's in the Humble ISD which is rated pretty decent but once you get up into Kingwood again this is why it's like we didn't even know about Kingwood we came up in there after like a year or two of living here we're like oh my gosh it's Pleasant I've never seen anything like it so we moved up there we love the king the the clubs of Kingwood it's four golf courses great social events massive pool we go there almost daily and it's just a great community and the schools are going to be some of the highest rated you see in all of Houston but again it's Humble ISD so it's tagged with that which they're pretty decent so it really you know the woodlands Katie all these areas it it gets more micro than that you gotta pick the area so if you want Kingwood it might be you know a little bit more than your budget a lot of people are choosing basically the Atascocita area you can see actually where I used to live I haven't changed the map but this is the Walden neighborhood there's golf courses in here you have the lake in fact a lot of our friends live on the lake we go boating just from their house beautiful but you got a lot of older neighborhoods in through here here where is everybody moving though they love and we've done videos on it you got Val morale this is again a massive Lagoon all new construction homes and that's where we did that biggest house you could get for 300 000 that was right here and the Groves Texas so this is going to be all on the trees beautiful it already has a brand new elementary and a brand new Middle School which is amazing right there so the number one reason I talk to a lot of people in these areas whether it's Summerwood they love it because of how close it is to Beltway 8 and they can get to downtown instantly right they can get down quick and there's not as much traffic so that is why people choose kind of that southern end up from there you have New Caney you can see Tavola is listed right there that's that neighborhood and here's the thing that's going right you have the 99 this right here is nothing but shops restaurants bars they're developing this right now with hundreds of you know industrial uh you know they're going to have a lot of commercial new restaurants so you have so many things to do and it's all brand new I mean massive massive movie theaters and then you go right down over here and you have the Regal Benders Landing another movie theater restaurants So within 10 minute drive you have all of this new stuff going on right on the 99 and I'm going to tell you right now the sneakiest best areas that I have seen again like if I were to do a top three one of them is that Bender's Landing they have the cheapest uh property taxes that I've seen like under two percent they have over acre two acre lots massive homes we've actually sold some houses to some people in there it's great Highlands okay this is a really cool master plan community that is gorgeous that Golf Course is amazing you've got Lakes you're in the nature the only thing you're going to see online is the zoned Porter ISD but it's going to have its own schools here soon so we've helped a couple clients here the their empty nesters and they want that massive home they want the incredible community and the affordability that's where they're going they're choosing that we've also done a few more master plan communities in here here the good thing is this is the San Jack River everything to the west of it here that's the Conroe ISD so you're getting the same school districts as the Woodlands Texas you're only 15 minutes from the Woodlands Texas and that's an area that a lot of people don't know about and we're kind of informing them once they go in there like dang this is really really cool Joe called me and was like look our clients are eating this up so that's one thing that's another reason why you guys need to reach out so when you tell us what you like don't like or the areas you need to be we're going to find these little pocket spots you've never heard of and you're going to be like oh my gosh you guys are amazing right so I'm telling you right now fourth largest city in the nation I think maybe third now it's impossible to find the right spot now that you've got an idea of some of the areas that fit you that you like that you don't like this playlist right here is full of videos in every single area that I talked about so you
