I'm back to shoot one of the most requested videos that we have every single week at the property Circle a complete breakdown of refurb cost at the end of 2023 going into [Music] 2024 so we're here at one of my latest developments it is a three-bedroom detached house great square footage and I have all of the quotes in for the works that need to be carried out which means you get the correct information all the time you're all excited super happy you've collected the keys to your property the first thing that you need to think about is the strip out now two types of strip outs the first strip out is where you remove all of the furniture if it's there you remove the kitchen you remove the bathroom you remove any car carentry which includes skirting door frames architrave and internal doors now that is your one stage of a strip out cost to that about £2,000 in a house like this then you have the back to Brick strip out which means you remove all of the plaster off all of the walls and all of the ceilings the cost of that is around3 to3 12,000 strip outs done next up configuration of the property if you're removing any walls or any chimney breasts but price depend on what you are doing so I actually can't give you figures for those right now so we move straight on to a rewire now a rewire consists of having a new fuse board fitted into your property having all of your electrics done to your lights your switches that turn the lights on and when I say lights I want to about your pendants or your spotlights any plug sockets that you have got a full rear wire consists of going around the whole of the property now negotiate skills come into play here so I like spotlights I'm a big fan of having them throughout the whole of the property and if you can negotiate correctly you should get all of this done the entire house the full rewire with a new fuse board and all of the spotlights and all of the sockets for around [Music] [Applause] [Music] 42,000 next up central heating now central heating consists of having a brand new boiler and then having new radiators placed throughout the property I like the radiators when they get the floating appearance I don't like the pipes coming out of the floor up I don't think it gives an aesthetically good finish that's in my opinion now the cost of having a brand new boiler and all of the radiat fitted throughout the property should be around £45,000 Plastering is up next now there's two types of plastering you've got skimming and you've got B to Brick this property that we're in now which is a three-bedroom detached is going completely back to Brick which means I will reboard all of the walls and the ceilings and then plaster over it but if the walls was in good condition here I could have done something called skimming there's two completely different prices to skim this property every wall every ceiling in the hole of the property would cost me around £5,000 but because I'm going back to Brick and I'm having new boards fitted plaster boards throughout the whole property it's going to cost me £7,000 to have the boards fitted and then plastered over the new boards carpentry is up next and in this property we are replacing all of the skirting boards all of the arcet trve all of the door frames all the internal doors and the banisters so to do that in this property see it's around £4,200 that's Supply and fit now you can move that 10% up and down because not everybody replaces everything but in this property that's the cost coming into the bathroom this is quite a decent size bathroom as well in a three-bedroom detached house you would usually probably get a four-piece bathroom which means you would get a shower you would get a bath you will get a toilet and you will get a sink now the toilet and the sink I like in the vanity units cuz it gives a better a better appearance in my opinion now to get a supply of that in this house you are looking at around ,500 to 2,000 if you want to get it fitted it's going to cost you around ,000 to ,500 to get that done and that is without tying kitchen is up next and for you guys that know me and a members of the property Circle the fastest growing property education Network in the UK you know in my balets in my flips I like a Howen kitchen unless I'm going anything above £500,000 Howden is where I get my kitchens from in here L-shaped kitchen with an island would cost me around 4 a half to £5,000 with appliances a hub an oven an extractor fan and a fridge would come included in that price we're on to flooring now guys and upstairs in this property I will have all the bedrooms carpet I will have the hallways and The Landings and the stairs carpeted but the bathroom will be toiled the kitchen will also be toiled when it comes to the living room I will make a decision on whether it will be laminate floor or carpet again now I usually Budgy around 40 per square meter Supply and fit across the board because it evens itself out and a little tip for you guys if you need to get the square meterage of a property because the agents or the owners haven't given it you go on to epc.org the house number and you will be able to get the square metage or the square footage that the property is plus if it's not been updated and you know the houses on the road are very similar at least you can click on one that's close and you can kind of get an approximate cost for the flooring decorating is what gives the house the final finish the appearance of how good it's going to be before staging if that's what you choose CH to do now when we decorate house I like mat on the walls I like satin on all of the woodwork I never ever ever paint my internal doors in a cola I just varnish them and leave them the natural wood that's what I like to do but to decorate this house completely from top to bottom that is all of the walls all of the ceilings all the doors all the carpentry it should cost you around 2 to 22,000 windows and doors are going to be replaced in this property and if you're doing a breakdown of a renovation cost you need to know what it costs to replace windows and doors a front door is usually a composite front door a back door is usually a upvc door now in a three-bedroom detached house like this we have seven maybe eight windows that need replacing like these the cost to do that with the front door and the back door is around 7 to 8,000 I don't like chimney breasts I hate them can't stand them I don't like the way they look in the house I don't like the way that they make a room feel once a property's been renovated so if you guys have following me for a while if you're members of the property Circle you will know that I try to get in my budget the allowance to remove them now in a property like this they will cost me around £750 per chimney breast to remove so if you've got four in a property you're looking at around £3,000 you need to get a structural engineer to give you calculations to remove them and and if the chimney stack or the chimney backs on to a neighboring property make sure you get your party wall agreement signed little tip guys the day that you get the keys if you're going to remove chimney breast like this make sure you get your party wall agreement sorted from the offset because they can be lengthy and if you've got neighbors from hell it can be very costly so if a roof needs replacing on a property like this which is a three-bed detached house it will cost you around £6,000 if it was a semi detached house you're looking at around £5,000 but guys make sure when you buy Properties or when you're viewing for deal sourcing you take into account the cost of roofs because they are expensive they can have some hidden problems so make sure you understand the costs and make sure you understand you know what you're doing Gardens now this is a huge garden and we have a very big front garden it's not as as big as the back Garden obviously but it is still very big I'm not giving you any costumes on Gardens I have YouTube videos out about them because they are expensive there is a lot that needs to be done just the strip out of a garden can cost you thousands of pounds so I'm leaving that to you guys to watch my other videos and get quotes that's all I can say get as many quotes as you can because Landscaping is [Music] expensive [Music] now rendering is a luxury it's not a necessity I like to do them to my developments and to my properties because it gives the W factor and it's just the level that I like to be at all the time now to render a property like this whether you use monou or k render it's coming in at about 85 to 95 per square meter but remember it's a luxury not a [Music] necessity there you have it
