hey it's Mark Ferguson with investor more and I'm standing outside a new house flip we just bought um I'll talk about how much we paid for it show you the inside what it looks like talk about what we plan to do here and what it might be worth as well so you might be surprised at this one once we walk inside of it we do quite a few flips and this one's a little bit unique in a couple of reasons so we've actually done a flip one block that way and we've had flips two flips two blocks that way on this street as well one of the flips down there was one I got from a YouTube viewer actually if you guys remember that from a couple of years ago and that was interesting and unique but we've had very good luck on this street so love the comments love to hear what you think on this property and always happy to answer questions as well uh so we got this property from networking again I feel like all of my properties lately come from networking uh it's kind of a another agent friend I know sent this deal to me he's not in the area so he didn't want it and I always pay a referral to people who do that and send me deals and then it was kind of another agent who I don't know if it's direct marketing or they just knew these people who was giving them the option of selling it right away as is to an investor like me or to listing it for sale and so we end up making a deal it just smells a tiny bit like cats I just smelled that now but this place is not bad at all and that's why I was saying it was unique in that you know most of our flips do need a fair amount of work and this one is not bad there's definitely some things we can do here but um it's very small which can make them a little harder to sell sometimes but not if you price them right but when they're very small it also makes it way more affordable to fix up so we were able to get this for less than two hundred thousand dollars we're in Greeley Colorado which is really really hard to do very hard to do uh paid 195 000 for it it's just a two bedroom one bath but um it should be worth in the 285 000 range when we're done and you can see it has Hardwood you know we could definitely refinish this the bathroom isn't even horrible you know could definitely do some flooring we'll paint everything definitely want to put some kind of mirror or something here but I mean even the vanity isn't bad the tub's a little beat up we could probably resurface that and make it look way better there's just not a lot to do when you're selling in the the very bottom price range which is what this will be anything under 300 000 it's almost impossible to find in our area that's nice you don't have to make them perfect in really really fancy either you can make them look good be decent and people will still buy them because it's just so hard to find houses in that price range the windows are newer so that's nice um it was interesting though in the kitchen not the biggest closet in the world oh it's bigger than it looks okay I'll show you in the kitchen here um something interesting it's got the old telephone bump out or bump in that's not a bad sized closet either that's your furnace filter right there that's a unique place to find that we got another bedroom here and the paint isn't even horrible but I think it'd look a lot better with some lighter paint more neutral you know replace some of the outlet covers there's not a whole lot about is there only one Outlet in this whole bedroom that's a little funky I wonder if this other one is the same way yeah that only has one Outlet as well I don't know how hard that would be we may have to try and fix that because that's that's a little awkward I wonder how many are in here well there's quite a few outlets in here they are grounded at least they appear to be grounded so that's good yes this has tons of outlets in this room but um with the windows when I first came here you can see they had this board this thing kind of trying to pull from breaking in which will not do absolutely anything but uh they have to win these are the windows that you can open both ways up or down and so they just had this down too far and so the lock won't line up and I don't think they understood you just push the window up and then you have to have two hands to do it but you push the window up I'm doing a good job of displaying this now on that one go ahead oh there we go push it up then you lock it and I know you can't see anything right there there it's locked so and this one was the same way another window was the same way as well so in the kitchen we'll probably replace the uppers and the countertop that backsplash nothing major pretty simple easy stuff well I'm one maybe we'll do all the cabinets look at these lowers I didn't notice how that dishwasher was disher washer dishwasher was put in there it's a tiny one too it's way smaller than a normal one so we'll have to think of that here's her furnace here and your water heater is back there slightly awkward but I mean hey I guess it's a good use of space and we're thinking we could just put some kind of curtain or something along there that would be nice because there's not really room to put a wall so that'll just have to stay kind of like that but you can see the furnace is newer um I think it needs a new roof if I remember right so that'll be an added cost yeah that roof is old so we'll have to do that but um really not bad I think that could be the asbestos sighting the other um one of the other flips we've done the street had the same type of sighting you can get replacement pieces on the bottom that aren't asbestos now if you don't disturb them asbestos really isn't very harmful at all and our town lets you dispose of a 50 gallon trash bucket of asbestos material without having to pull a permit or do anything special so that's always nice here's a little garage it's got kind of a cool roof you could probably fit car in here it'd be tight kind of weird here I don't know if they did an addition or if uh just built it like this originally but you can see a couple feet of the house goes kind of over the garage but right here you can see that side goes all the way over so I don't know why it's built like that kind of funky and then um we can look in the back too apparently this house was just full of stuff borderline hoarder house but they cleaned it up for us before we bought it as well because they're thinking of listing it for sale on the MLS if they didn't get a good offer beforehand and I guess we got them a good enough offer so that's it not a huge house definitely not a mansion but it should be a really easy good flip you can comes with a rear view mirror that's pretty fantastic and yeah if all our flips were this easy make my life a lot easier but it's really been hard to find flips lately in general so to find one this easy it doesn't need much work is really really nice so we'll have updates on this of course we'll have updates on the other flips we're working on we're still working on the hoarder house we do have a real hoarder house um the country flip we've got another flip we're working on uh some multi-family family flips that I've fixed up and then rented and kind of have for sale but it's hard to sell multi-family right now with interest rates so high but they're rented so they're still making me money so I'm not in a big hurry to sell those so a lot of interesting things going on before the laundromats the liquor store the Mini Mart all that as well and Commercial rental properties so yeah we'll have lots
