if you've ever thought about or even thinking about moving to North San Diego this is going to be the video for you [Music] hey guys welcome back or maybe this is your first time here and you like to know everything there is to know about living right here in San Diego make sure you give that subscribe button down below a little tap my name is Nick and you guys are really reaching out all the time can save you a lot of time and just help you make a smooth move to I guess San Diego possibly North San Diego if you're watching this now San Diego county is an extremely big place it can be very overwhelming and just talking about North San Diego is a completely different world and as a person that's grown up here in North San Diego my entire life I figured there was no one better to explain it than Moi and we're going to break down the entire North County San Diego area to help you decide if this is the place for you I am not kidding when I say we are going to lay it all out there and give you everything you need to know about this region because it is one of the more sought after areas for a ton of great reasons but there's also some reasons that you're probably not going to like so we're going to break down North San Diego by about five different criterias it's going to be the proximity the size the style of homes lifestyle and the cost of living and I don't want to sit here and tell you that North County San Diego is the best place to live in San Diego because this is going to be a very personal choice depending on your lifestyle and what's going to be right for your family so it is very important that you guys know these areas and you understand it the way of the land that's like one of the biggest tips I could give you so what we're going to do is you guys love these map tours so much that we're just going to hop straight on my computer I'm going to give you a bird's eye view so the proximity and the location of North County San Diego is going to be key here and just for scale you can see how giant San Diego county is it's a very massive place it can be very overwhelming it can take you a long time to drive around especially when there's some traffic so just for scale if you were in the tip top of North County San Diego on Oceanside and had to commute or drive all the way down to you know Southern San Diego to Imperial Beach that's going to be right at around about a 45 minute to over an hour drive depending on traffic so it may not look very far you're just going to hop on the five and take that baby all the way but it can be pretty far so whatever your commute looks like that's really going to dictate where you should be living now I will tell you that the region of North County San Diego which we're going to really cover and dive into is going to be anything from about Del Mar the 56 Highway right here in Poway going all the way up to about rainbow Fall Brook area and then up to Oceanside so this area right here is all considered North County of San Diego and it probably takes up about 40 to 50 percent of San Diego County so it's a big big area now one thing you'll find interesting is anything north of Fallbrook or rainbow is going to be considered Riverside County and you have a ton of people that live in Temecula Wildomar that I don't know how they do it I mean the cost of living is a lot less up here for a house but they will make the drive well deep into San Diego County to work so I wouldn't do it personally because the 15 gets really backed up in those peak hours and it's gonna people are gonna be sitting in their car for well over an hour every single day I couldn't do that but what I will say is once you get past Oceanside you're going to head into Orange County and it's a completely opposite effect over here you have a lot of people living in Oceanside Vista San Marcos that actually make the commute daily up to areas like San Clemente and you know Orange County areas because Orange County is a bit more expensive with the houses so it's a little bit cheaper down here I'm hearing people moving down from Newport Beach and Orange County all the time because they can actually buy a house in areas like Vista and that so we'll kind of cover that but the airports is a situation you're really going to want to know because your airport is right it's literally right where my cursor is right here and you know if you're going to be going down there for work or to fly out to meet and we pretty often you're going to want to know that that drive could be anywhere from like 45 minutes to an hour as well depending on traffic traffic happens pretty unpredictable here so you want to be able to time that but I live up in Oceanside and if I have no traffic if I'm going on like a six o'clock flight I can get down there in like 35 minutes so it's not too bad I will share something extremely sneaky with you that my mom just did and I didn't even know you could do this is this airport in Carlsbad right here this is a Palomar Airport very tiny airport but you can find flights out of there she just flew to Las Vegas round trip it was like 45 minute flight for 150 bucks round trip so you can find some deals like that I think they fly to like Chicago sometimes they fly to parts of Idaho so you can find some flights right there and kind of find something cheaper and a lot closer so keep that in mind and you also have two other airports that are going to be up in Orange County you're gonna have Long Beach and you're also going to have the John Wayne Airport those will probably be the same drive as downtown San Diego in that airport but you know the more you know you can util realize that as well the highways here so we don't have a ton of we really don't have any toll roads for the most part it's mostly freeways here and we have carpool lanes I heard I didn't know this but up in the bay I guess you need three people to utilize a carpool lane here you only need two people so pretty darn cool but you do have about three major highways here you're gonna have the Interstate five which is going to be anything pretty much on the coastal that's going to take you north to south and then you're going to have east to west which is going to be Interstate 78 and then you're also going to have the 15 which is on the inside or England that's going to be the other major highway so you do have carpool lanes you know all these do get backed up you also have the 56 which is pretty nice it'll take you through a couple cities down here like Carmel Valley PQ Poway and Del Mar and the beauty is let's say you got a smaller budget and you don't you can't afford to live close to the coast that's okay you can still have some awesome beach days for under 30 minutes in North County San Diego if you live in Poway or you know parts of Escondido you can get Escondido to Carlsbad beaches and you know 30 plus minutes maybe right around 30 minutes Poway to Del Mar that's probably going to be a little bit quicker maybe 25 minutes so that's a pretty cool option to have as well because we're going to cover this too but you have a lot more rural living you got more acreage in areas like this more kind of Inland areas of North County you'll get a little bit more bang for your buck so keep that in mind and I will say the accessibility here in anything in North County they're all very self-sustainable towns meaning you're probably going to have a Costco close by you're probably gonna have a Trader Joe's in your city you're going to have a ton of shopping pauses so you're never really going to be more than 15 minutes from shopping in any of these cities especially Vista or San Marcos Carlsbad you're going to have stuff really close if you get up to areas like Fallbrook you only have like one legit downtown area it's a very slower pace of life here I mean it's very historic and it's an area where you can find acreage and all that stuff so what I do want to share as well is the microclimates here because people are very surprised by this especially in north county is if it's 80 on the beach in Oceanside or Carlsbad you can really expect it to be maybe 95 over in Escondido just in that 30 minute drive these climates can change so much I mean areas like Vista you're 20 minutes Inland but you get a really nice Coastal Breeze still and your dollar will go a little bit further now when it comes to things to do in the lifestyle out here in North County I want to give you a good overview on this because North County in general it's got more of like a special vibe in my opinion it's very laid back it's a little bit more spread out but you do have a little bit of every Walk of Life down here and I'm not saying that if you're just in San Marcos you're going to have all retirees or if you go to Vista you're going to have all you know younger families it's it's not like that you have every Walk of Life in each and every area and that's what makes it so kind of cool and each city is very self-sustainable like I said so you have a ton of activities in whatever City you really choose now you really have to kind of get in line with what your lifestyle is and what really makes you happy and what you like to do because that's really going to dictate where you should live as well as your commute because Vista is going to be completely different than Encinitas hands down it's going to be completely different areas but they're only about a 30 minute drive from each other so that's part of the beauty of it and Me growing Up living in a few different areas of North County San Diego I mean I've spent time a lot of time in all these places and they're all special in their own unique ways now I'm a coastal guy that's just who I am but I know you guys maybe aren't and maybe you like some stuff over in Escondido or Poway more Eastern so it's really going to depend on what your style of Oblivion is like if you want to live close to the beach and you're okay with a smaller condo or smaller square footage in a house it's going to be more expensive but look in these coastal areas but if you're more of like a homebody or you like to spend time in your house or on your acreage look in areas like Poway and Escondido and Fallbrook I mean these are going to be a little bit more like rural living so what I will say is when it comes to things to do if you like to have you know restaurants nightlife uh live music and things like that hands down try to be as close to the coast as possible because all of these downtown areas Oceanside downtown Carlsbad downtown Encinitas all of these beach towns have really an array of things to do at night or in the day if you want to go hit the beach and then go grab a drink after I mean you just have so many different stuff to do so try to live close to the beach that's kind of what you're into and I want to break down some of these coastal areas as well to give you an idea of the vibe there maybe you'll figure out one of these might be a better fit for you or maybe one of these aren't and by the way we have a ton of Vlogs on this channel map tours on each of these cities so make sure you check those out because those are also going to be very very helpful and hands down guys if you have questions we after we have a conversation with you we can usually pinpoint you to like two or maybe three areas and you guys are always so stoked when we talk because you just have that peace of mind and now you know you're probably not going to move to the wrong area that's literally what we're here for and we'll help you make that move so make sure you guys reach out now let's talk about the coastal area because prices are going to be higher over here obviously but you also have a sneaky it's not too sneaky anymore but Oceanside is going to be the best bang for your buck if you want to live on the coast and still be able to get a house over here because prices are constantly going up and it makes sense because you don't have a lot of new construction in areas on the coast because look we're laying off by the big old big old blue right here so if you do want newer construction you know look in some of the Eastern areas like Poway San Marcos Escondido these are areas that have very small patches of new construction popping up and we usually know about it first so that's another reason to definitely reach out so we can help figure out if you want some new construction now going back to prices over here Carlsbad you're going to have it kind of goes from least expensive and as you go south to Del Mar to most expensive that's just kind of how the trickle goes over here and the schools all your schools on the coast Oceanside doesn't have as good as schools but Carlsbad this is going to be the best bang for your buck for schools you can get in here and get some of the most top rated schools in all of San Diego County and you know still get in for right around 1.2 or even less than a million if you're looking for a town home so you will have some options in the coast and the vibe down here is just so darn cool I mean you like I said you can go spend all day at the beach and then just go walk up and go get some dinner or happy hour and then head back home after that plus as a person like myself that lives in Oceanside I live in South Oceanside over here I mean I love it but it's one of those areas where you do have some unsheltered you're going to see homeless but you you can still get in at a good price that's kind of the big appeal for it I mean it's very active on the on any of these coastal towns I mean you'll catch me over near the pier usually running these stairs over here because it's just it's like it's what I like to do like I said I'm a coastal person it's what I like and once you're on the coast you're going to see people on runs walking daily weather is usually pretty nice so people are going to be out and about and doing things very active lifestyle as well and then as you go down to Encinitas you know you got a ton of stuff here as well this is going to be some of the best food and you know nightlife in my opinion you actually have a club down here you have a shelter which is going to be right over here this is kind of your main drag for food and I'm not kidding you when I say all of these restaurants are really good a Lotus Cafe chicken artichoke sandwich really good you got the taco stand which is still blows my mind how it's less than 10 bucks for I can get a burrito here for less than 10 bucks still which kind of blows my mind uh so you get you get the picture Encinitas has a lot going on for it when it comes to food things like that it's going to be a bit more pricey another highlight of living on the coast is utilize this guys utilize the coaster um go see a Padres game take that downtown it's going to save you some gas and it's definitely going to save you um you can have some drinks and not have to worry about driving so that's a huge thing on the coast is Hop on the coaster you can take it to Orange County you can take it to LA or you can take it all the way down to downtown San Diego and kind of spend a day down there so super cool and something you guys want to know about with public transportation and yeah that's kind of like the vibe on these coastal towns they are more expensive you'll have different types of living you're going to have older custom homes that have never been renovated but you're also going to have homes that have been completely renovated with good bones that were built like the 60s and 70s so different types of Styles when it comes to that but let's go ahead and move I guess what we'll kind of do too is talk about another type of living which is going to be not the coastal living but more of that rural maybe acreage you don't have your neighbors right against you if you want that type of Lifestyle Fallbrook hands down look in areas like Fallbrook this downtown area in here is going to be you know sleepier you're really just going to have one kind of historic downtown area and that's pretty much it everything else is going to be residential you're going to have some markets and things like that but this is like such a different type of living when I think about it because I was there last week and I saw a guy pulled over on the side of the road he had like two or three people online and he has these cool custom-made Burr or owl barn owl homes that he made they were very interesting but he was selling those so that's kind of the vibe over here in Fallbrook like I said more rural you'll get a lot more bang for your buck a million dollars over here will go a bit further and as we go down to areas like Vista very similar to Fallbrook it's going to have that slower pace of life especially in the north east over here you're gonna have you know more bang for your buck when it comes to homes schools aren't going to be as good as you know Carlsbad it's probably better than Oceanside I want to say it's rated but it's just it's it's different over here you're gonna have a ton of breweries over over here is as well as like Industrials so you have a lot of people that are employed in Vista whether they live in Escondido or Carlsbad you're going to have a lot of people commuting over to this area right here which is all the industrial so kind of every Walk of Life once again Trails all over the place Guajome regional park has some really great trails and then also if you're big into golfing you will never go bored here because you got about 20 to 30 different golf courses in North County San Diego got Arrowood over here in Oceanside you're gonna have in San Marcos you're going to have some really really fun ones I love uh Lake San Marcos is one of my favorite little neighborhoods sold a couple homes in there and man the golf course in there you got two you got a smaller executive and then you got a full course very very good time so make sure you check that out if you like golfing now since we're on the subject of San Marcos if you don't know much about San Marcos definitely do more research on this place because it's probably one of the most rapidly growing areas I mean I went to Heist school here and it has changed a lot even since then it's a place where you can actually find some newer construction and you have some really you know high-end neighborhoods some upper middle class neighborhoods as well sanaleo Hills is amazing master plan Community where you're going to have uh schools you're going to have grocery stores you're going to have shopping you're going to have a ton of stuff just right in this zone right here in San Diego so super cool spot that's where my mom still lives at this stage she'll probably never move from there because she loves it so much but San Marcos has got a really cool Vibe definitely do some more more research we got a ton of videos on our channel for that too and then as we go to areas like Escondido remember guys the more East you go the more bang for your buck you're gonna get but you got some amazing neighborhoods up here you got Hidden Meadows which is a super cool Community a lot of these homes up here were actually built around big boulders they actually kind of incorporate them into the style of the home whether they be in the middle of the house and they built the house house around it or vice versa just in the yard you have some really cool stuff like that over in Escondido uh you got the San Diego Zoo Safari Park which that's been around forever that used to be the wild animal park if you want to go take the kiddos if you like fishing lake Wolford is going to be a hot spot if you want to go catch some trout Dixon Lake that's another great lake if you like to go fishing so I think you guys kind of understand what I mean with the different Lifestyles I guess one thing I should cover is the Outdoor Recreations with Parks you have parks all over the place San Marcos you probably got like four or five huge Community Parks you go over to Carlsbad same thing you got four or five if you do like tennis or pickleball like myself you know go over to Carlsbad they have a cool Park called poinsettia Park where they have about eight pickleball courts they probably have 10 tennis courts it's all open Play public play same with Vista you're gonna find a few places in there for tennis and pickleball like Pringle Terrace Park and you're also going to have Thibodeaux which is going to be where am I here taking you guys all over the world right now so Thibodeau would actually be right over here near Shadow Ridge this is going to be a really great Community as well so yeah you guys just have so many different options for a living it's really going to come down to what your budget is as well so keep that in mind and obviously the style of home you want do you want good schools you guys kind of have an idea of the good schools like San Marcos really good bang for your buck but most of North County in general you're not going to go wrong with schools I mean Oceanside and Vista might be kind of on the lower Spectrum when it comes to ratings but once you go kind of more south in coastal these are some of the best schools Poway Unified School District is going to be right in this zone right here and poway's actually going to cover well I should say the Unified School District is actually going to go over here into 4S Ranch in Del Sur 4S Ranch for all you family people out there that have kids are going to have kids this is a hot spot you got everything you need in here it's a master plan community and you're gonna have a few schools you're going to have shopping you're gonna have restaurants and some newer construction which is nice whether you want a condo or a town home you know you can find some stuff for around 600 000 going up to a million and then for your detached about 1.3 and higher is going to be over there also another thing you're really going to want to know is the property taxes here in San Diego County you can really expect to pay about 1.2 percent of the sales price whatever the purchase price is the home it can go anywhere from about 1.1 percent to 1.2 but that's what you can kind of expect it's not like if you're coming from Texas where one one Community is two percent and the other one's you know three point five percent you don't got to worry about that here it's just pretty much 1.2 that's going to be kind of the whole San Diego area one other area I'm going to leave you with is right off this highway 56 right here this is another very sought after Zone this whole entire Zone Rancho Penasquitos I did mention Forest Ranch already and then Carmel Valley these are people or areas that people absolutely love because schools again are a huge driver down here very high-end schools very top rated public schools and you also have a ton of great shopping especially like over here Del Mar Highlands is going to be kind of a One-Stop shop you got everything you need over there you got Skydeck which is a really cool kind of indoor dining experience with a bunch of different restaurants and got one Paseo which is kind of some higher end you know luxury shopping retail shopping and things like that so now you probably get why I was saying that North San Diego is a completely different world than a lot of these other areas in San Diego it just has a completely different vibe the lifestyle is a lot different some of these homes in these areas are completely different than a lot of the other areas in San Diego now as much as we love making these videos for you guys we love helping you guys with your real estate needs a little
