were introduced to the royal forest as officials to protect and maintain the wildlife and the forest although the last monarch to hunt here was henry iii in 1256 the forest continued to supply venison to the rural household for centuries the historic role of the vertebra still exists today with four of them managing the forest in the 18th century interest in the region shifted beneath the surface and the forest became a major site of industry with coal and iron ore being mined here in 1871 at the height of production more than 835 000 tons of coal were extracted from here despite its industrial past the region's natural splendor still gives the area its enduring appeal there are over 20 million trees in the forest including beach ash oak and birch the forest floor is a carpet of bluebells each spring and attracts many visitors including artists and photographers this enchanting woodland is a sight to behold and is a peaceful setting for those looking to leave behind the stresses of the city and enjoy a relaxed lifestyle in the country now the forest of dean lies to the west of gloucestershire which is great news if like today's buyers you're thinking of moving here the average price of a detached property across the whole of the county comes in at 387 000 pounds that's 58 000 pounds above the national figure and that's because to the east of gloucestershire lie parts of the very desirable very expensive cotswolds which bump up property prices so when it comes to house hunting you're almost certain to find better value properties here in the west however today's escapees have altogether different reasons for moving here and to say that one of them is a keen gardener that would probably be the understatement of the year history tour guide helen and retired it consultant steve have been married for 41 years they currently live in a five-bedroom property in a suburban spot on the wirral peninsula merseyside it's an area with a rich industrial past due to its docks and ports we've managed a lovely life where we are at the moment in the world it's got everything you've got the sea you've got the industry you've got the history we're in a very friendly area we're near an ssi so we can just walk out and into the woods for a walk since reaching retirement life certainly hasn't slowed down for this couple as well as enjoying adventures in their camper van they have a long list of past times that keep them busy i spent a lot of time in the garden propagating and nowadays weeding because the gardens got a bit more mature i've started to dabble with watercolours and i've also decided i'd better write a book on the research i've undertaken into liverpool botanic gardens so that keeps me more than 100 full i love cooking i love sewing embroidery i love dancing and i love walking i love meeting people i love being out and about helen and steve have loved calling the wirral home for the last eight years but there is one important aspect of their lives pulling them in a new direction we actually love it where we are at the moment and it's not that it's not a place we want to be it's the fact that we really want to be nearer our daughter who lives in bristol they're also keen to find a property that's more rural than their current home and there are plenty of options close to bristol that they can choose from but for steve who's a judge for the royal horticultural society there's one crucial factor determining their search area we've highlighted the forester dean as place to look for our move because that seems to be where there's acid soil and i need acid soil to be able to grow rhododendrons and that's i guess my first love of plants i've always felt you can make any house at home the garden's the thing that matters the forest of dean is not a place they know very well but from the handful of visits they've made to the area they're looking forward to having new horizons to explore the thing that excites me most is going to a new area of the country she's always had a mystery for us to dean there's lots of walks it's a forest after all the forest of dean is a great natural area lovely trees steve's always loved hills i've liked the trees so it's got the combination of both of them it'd be good to get to know a completely different region of england i agree with that in order to find helen and steve a home that's closer to their daughter in bristol we're searching for property in and around the forest of dean including the southern part of herefordshire i'm meeting up with them in this idyllic pocket of the country to find out what kind of home they're after helen and steve welcome to the forest of d brilliant okay what brings you house hunting in this area really why we came here is we used to live in bristol and we came here sometimes we knew what a beautiful area but basically it's all down to the plants and here comes steve let's talk about the plants then i need acid soil for my rhododendrons okay and looking on the internet this area seems to be possibility so that's what we hope to find let's talk about the property itself yes what would you both like i mean our current house is too big it's a real family house and we had it really because of the garden but we would like three bedrooms i don't like all this open plan fashion at the moment for kitchens and dining rooms everybody's going knocking walls down i like to be able to close the door on the mess and the cooking and i think it's vital we have an office room each so you'd both like your own space within the house yes we both got our own computers and all the paraphernalia that goes with that different handicrafts and things is there anything else you need steve uh we need a garage for the camper van because over winter it's a lot easier to look after it and keep the battery topped up if it's indoors what budget do we have to work with between 350 and 500 000 pounds down a bit if possible okay because we need some spending money as well i'll keep that in mind we've got three lovely properties lined up let's hit the road brilliant for their budget of 500 000 pounds helen and steve are looking for a three-bedroom house and would prefer a traditional layout rather than open plan living they'd both like a space to pursue their individual hobbies and as steve's favorite plants will be making the move with them a garden with acidic soil is a top priority they'd also like a garage for their camper van and location-wise they want to be no more than an hour's drive from their daughter in bristol we've found some fantastic properties to show helen and steve and at the end of each viewing i'll be asking them to guess the price finally the mystery house is an unexpected offering but can be as adaptable as they need it to be [Music] now steve how much are you going to miss your garden or actually does the prospect of building something up again and replanting quite excite you missing what i've created already because i've created from scratch a lovely garden is going to be quite a wrench yes but i've made a lot of mistakes and i've learned a lot from the whole process so it'll be fun to start again do you have acidic soil at the moment yes not very but sufficient what's your version of acidic soil what's the must-have part of this household i just want it to have the right feel you can tell when you go in a house whether you like it to begin our search we're taking helen and steve to a house on the fringes of the forest of dean the small village of viney woodside is an hour's drive from bristol nearby is blakeney a well-served village with a convenience store and post office as well as a traditional pub and a fish and chip shop on the edge of the village upper forest track is our first property offering welcome to house number one helen and steve it's a great garden quite a mature garden up there isn't it what do you think of the property i think it's very neat and tidy it's certainly very attractive but it looks very well looked after it looks in good nick yes they've looked after it which is good let's head inside first because there's no point looking at the garden if you don't like the house they're not in our family built in the early 1800s this attractive cottage has been sympathetically extended in the last 30 years come in come in now with this house you walk straight into this gorgeous dining room just lovely it's a very good day cult you can see so many of the original features that staircase the original elm you've got oak wood floors here what's lovely is that fireplace so isn't it i'd love to know what these hooks are that'll be for your hands this would be the kitchen with the range and you'd have your hands and things hanging or for your perhaps a hammock for sleeping should we see the rest that's good i can't wait to see the rest here we have the kitchen that's lovely very very different isn't it very much in keeping with the era you can't get hinges like that anymore well it's no point changing doors it works it works it looks beautiful as well all of these are bespoke english elm cupboards really lovely there's couples of storage and welsh slate here on top so a real mix it shows that it's a it's a border house and as you can see through the glass door over there a conservatory from which you can enjoy your what i like is the way they put that armchair very near the kitchen i can see him sitting out there great prepared so happy so far like the kitchen just off the kitchen is a sizeable utility room to the other side of the hall is a generous l-shaped sitting room with views of the garden and beyond helen and steve have reacted positively to the traditional features of this property so far and hopefully that'll continue upstairs where there's a large family bathroom with a separate wc and four good-sized bedrooms with an array of character features the smallest of which is currently used as a study we're turning our attention to the master oh yes looks really good in that bed with that view which is why i think this makes the perfect master because you really take advantage of storage oh lots of storage would this work as a master bedroom for you both yes yeah plenty of space be hard to get out of bed with that view that's all i think do you think your furniture would fit the look of the house great no i i must admit it's very appealing so the only thing left is to see if the garden suits right follow me i'm allowed to look at it [Music] the original features of this cottage are clearly charming helen but i think it's the outdoor setting that may win over steve this hillside house boasts three quarters of an acre including a vegetable garden and large sloping lawn area as well as a greenhouse and a shed and it doesn't end there the best thing about this garden for me personally are those views fantastic yes yeah yes well there's certainly plenty of ground yes it's very green he doesn't give much away does he does he approve of the garden or i just wonder whether at my age it's too much to take on it's quite stiff isn't it yeah i prefer to do everything on my own if i can well that view is stunning how much do you think this property is on the market for i'd say 465 000 steve i think less 405 000 pounds it's on the market for 415 000 pounds so you're very close steve you've won this round very good do you want to explore the garden here and perhaps go and have another explore of the house go and see the lovely sitting room and now that you know the price yeah yes you can discuss it amongst yourself exactly yes so head that way and come and find me when you're done right take your time brilliant thank you very much although it's 85 000 pounds under helen and steve's maximum budget this characterful cottage exceeds their wish list with four bedrooms and three reception rooms they should both have plenty of space to pursue their hobbies plus the plot of three quarters of an acre would provide steve with ample land for planting his rhododendrons it's in a village location within easy access of their daughter in bristol that's lovely up there isn't it yes there's the wall that's the edge of the boundary so there's a greenhouse a shed they've done their seating very well haven't they've been able to capture different lights i mean there's those ones on the patio and up here it'd be nice to sit out there i think that view out there is just stunning and i think i could live quite happily in this cottage it's very good value and it would allow steve to have some leeway to put his garage in and a little bit extra perhaps for nice curtains and whatever we need i need to be able to move my plants to a new place the size of the garden is more than i could look after and i enjoy looking after him myself i think if we were 10 20 years younger i would jump at this i don't think it's 100 for us i thought i'd find you both in here it's a fascinating house isn't it it's a lovely space here yeah i hope you've had enough time to see everything because we do have another house for you today let's go thank you helen and steve are keen to pursue their current hobbies as well as discover new ones when they move to the forest of dean as helen is already a keen dancer we've arranged for them to try out the local tradition of clogged dancing with dill vernon from the wimbery cloggers who knows all about the heritage of this folk dance in the forest what exactly is clogged dancing well club dancing is a series of rhythms done by the feet made from hopping tapping and shuffling the feet but always keeping to a certain rhythm what is exactly the history how far back does it go well it started in the 19th century with the industrial revolution where the workers from the mills the miners and the agricultural workers wore wooden sold shoes for working in the mill workers would sit at their weaving machines and tap their feet to the rhythm to keep them warm and the miners would walk along the cobbled streets after they'd finish work and gather in groups to dance the wimbery cloggers have been keeping the tradition of clogged dancing alive in the forest of dean since the 1990s while their predecessors would have been minors modern participants come from all walks of life they dance in costumes that reflect the local area green for the forest and mauve for the wimbery similar to a blueberry that grows wild throughout the area their modern shoes are made from sycamore but when the dance was born in the industrial revolution and sold clogs made from the waterproof wood alder were standard issue for those working in industry as they were protective hard wearing and easy to mend one pair would have cost three shillings around 50 pounds in modern currency helen and steve are certainly enjoying the performance so it's time to step up for a beginner's lesson to see if they can master the basics we're just going to practice stepping on the left foot then the right foot so ready they're learning a simple horn pipe but clogged dancers also perform reels jigs and waltzes so it goes out in well done it was so funny doing it because you feel flat-footed and heavy your feet feel heavy yes you get used to the clogs well you do get used to the clogs let's try it with all of us doing the beats of the steps are integral to the dance at 19th century competitions judges would sit under the stage to listen to the beats of the clogs i can see the fun in this still but i think i've got a long way to go i think i need a lot more practice well i think a little bit more practice at this step and you'd really start to progress it's great to see this traditional dance being kept alive by such an enthusiastic group but now it's time to put our best foot forward as we continue with stephen helen's house hunt [Music] for our second property we're heading to hope mansell just over the county border in herefordshire at the northern edge of the forest of dean from here it's a 10 minute drive to the market town of rosson y in the 18th century reverend gilpin pioneer of the picturesque art movement published his observations of the local landscape in a book which is now regarded as the uk's first travel guide gilpin's publication made ross on y a popular tourist destination and by 1808 there were eight tour boats running along the river y it's a perfect place for helen to pursue her own history tours nearby at the top of hope mansell valley is property number two what do you think about house number two that's an amazing setting again isn't it different very different you are taken care of yes with the garage garage orchard well lots of apple trees certainly what about the house itself yes looks to be in good condition it's got a lot of character the house is sort of a house of two halls when it comes to age this side dates back to the 1550s and this part is the 1900s so it's all both pretty old especially this side yes ready to dive in lovely lovely yes let's go yeah big excitement although steve would be more than happy to continue exploring the garden we're heading inside to start our tour in the kitchen come in i thought i'd show you the lovely kitchen first lovely bright and huge you'll be pleased to know there's a dining room just through there i love this so so i think that's got everything you'd want plenty of storage it's been well organized very well organized well i'm pleased you're pleased let me show you the older part of the house now right in this house of two halves the original part of the property is currently used as the sitting room whilst the dining room and kitchen are situated in the later extension helen has asked for defined reception rooms and the layout of this home certainly delivers that as the newer dining room opens into the characterful sitting room oh cool that's lovely surprise there's definitely enough space in this house for you to have your own parts it's lovely though isn't it so this is the older part of the house that dates back to the 1500s this is a house in its own right well it once was is that a wood burner i see that it is oh excellent i love the christmas tree up there that's what i was thinking yes it would be perfect though wouldn't it yeah can you imagine the family piled into this room it's so cozy yes but spatially it's adaptable to other things as well isn't it yes it's not too big but it's got enough space yes to the back of the sitting room is a large bright conservatory looking out onto the garden which we'll see more of later next to that is a practical sun room where steve could perhaps store all of his gardening gear it's a substantial property with a raft of other rooms including a useful study utility room and wc also on the ground floor having taken in the vast footprint we're heading upstairs where there's a large family bathroom and four bedrooms of various sizes that's pretty this is one of two master bedroom options in this house the reason why i've brought you to this one is because this one has an ensuite so it's sort of a natural choice but the current owners use one in the other wing of the house because of the views that it has okay storage i like the storage always looking for the storage i do i like storage lovely it's been very well thought out it feels like this house is is is you it's yes it feels right this well what we've seen so far looks really good well you love the house i'm very pleased about that but it does rest on the garden doesn't it let's head on down [Music] i really hope the outside space that comes with this property will go down as well as the inside has the half acre garden set on a level plot has an existing greenhouse a summer house shed and polly tunnel england's green and pleasant land that's all i can say if you want to move to the forest of dean you might as well feel like you are hmm yes and that's it isn't it but this garden has got the real wow factor hasn't it hasn't it just it's developed enough but still hopefully quite a blank canvas there's lots of scopes and most of it might disappear with his raider beds you will know of his plans we'll know his plan so the half the lawn will go steve is that a smile i see he is yes since the first one thanks to you i've been waiting for you how much do you think the house and this beautiful garden is on the market for i'm going to stick to my 465 000 pounds and i'm sticking on that no i think this is 510 000. it is actually on the market for 525 000 pounds but we have spoken to the owners about your budget and they are willing to accept an offer do you want to have a little wonder there's so much to see in this that's going to say we need to see the rest of the garden so can we just go off and wonder of course that'd be brilliant come and find me yes yes is that all right yes okay thanks a lot [Music] nudging 25 000 pounds over their budget this four-bedroom detached stone property suits helen's preference for a traditional layout plus the half acre garden offers plenty of possibilities for steve all this just over an hour's drive from their daughter in bristol [Music] it's a brilliant garden there's so much potential here isn't there all this land not being used i could put radio engines at the up all that area everything here it's what you wanted yes i think this this will certainly do i think it's the most beautiful house to live in i think it's got everything we want this property is certainly delivering on both house and garden for the two of us so what is great about it it's not going to be difficult to put my own stamp on it i can see the two of us living here without any difficulty at all with this house i think i could move in tomorrow i mean i'm sold on this house it's just really steve his acid saw and sorting money out and we're here as far as i'm concerned [Music] hi there now that steve has given the guard and the thumbs up are you allowing yourself to think about it as a potential i am yes oh i am fantastic fantastic let's go i'm property hunting in the forest of dean with retirees helen and steve from the wirral merseyside who with a budget of 500 000 pounds are in search of a country property with the perfect garden for steve still to come hopefully the mystery house has enough character for helen as steve's already landscaping outside might extend into this bit at that side our wildflower garden might be brilliant for all the bugs and beasties and i dig deeper into the philosophy of market gardening instead of cutting the plants we just literally peel off the outer leaves don't pick the whole thing out because why pick out those leaves when they're tiny when they'll continue to grow and be nice-sized leaves soon [Music] [Applause] yesterday we had two positive reactions to both of our properties here in the forest of dean but steve did think that the garden of house number two would be more manageable and give him the opportunity to make it his own and if that's the case then today's mystery house and garden or rather its land may well tempt our couple for our mystery house we're heading to a property on the rural outskirts of the market town of colford in the early 17th century colford was the largest settlement in the west of the forest of dean and in 1661 it received a royal charter to hold a weekly market today it's a popular spot for those exploring the forest on foot and by bike it also provides quality amenities for locals including a butchers bakers and traditional tea room it even has its own cinema two miles from the center of town is our final property [Music] well here we are the much anticipated mystery house it is a mystery the shape of it amazing what they've done to it isn't it yes there's plenty to it there is plenty to it now the original cottage dates back to the 1700s 100 years later it was the village shop and then over the years it's been adapted now what's on offer today is a house and a setting that will adapt to your needs and your changing needs over the next 10 20 years sounds great the beauty i think with this property is that you can use as much or as little of what's on offer here intriguing what certainly does go with the house are all of these outbuildings yeah i think the campervan fit in there the only thing you will have to do is make decisions about how big you'd like your garden to be but more of that later let's head on inside and see whether you like the property although our mystery house dates back to the 18th century it's been substantially modernized to create an adaptable home which includes a downstairs bedroom and bathroom which we'll explore later but first we're entering through the rear door that leads straight into the kitchen come in [Music] into this fabulous sized kitchen oh boy that's lovely isn't it lots of storage lots of light too this is clever yeah very very clever and lots of working surface lovely the wood's lovely on the units isn't it now the entrance we've just used isn't the official front door to the property but i think it's the one that one you can use most often the gardener wood dirty shoes exactly and views out onto your south facing area of the garden and as you can see through the window the conservatory that's accessed just now um so far it's even lovely it feels expensive don't you worry about that at the moment yeah let him worry about that that's for him neither of you need to worry about that at the moment ready to see more yeah it's a bit brilliant oh that's lovely you could get cozy in here couldn't you the fire looks wonderful down there doesn't mean i would have the couch in the fire oh yeah i'm glad you're rearranging furniture well you're feeling at home already we've got old-fashioned furniture so ours might work in here as well so when you looked outside nothing looked like an old cottage did it no is this part of the original house it is because you can see lots of ancient beans around now that side of the house i think you could completely shut off until you needed it for when the family came to stay friends came to stay but i think you could live very happily in this part of the house right and let me show you why i think you'll be happy in this side spread over three stories there are three bedrooms on the first floor plus another two on the uppermost level the large first floor landing is currently used as a sitting room and takes advantage of the rural vistas it's the perfect spot for helen to watch over steve in the garden adjoining this space is the largest of the six bedrooms this is of course the master the ensuite is here now these beams i would paint over so easy to do these are the ones i don't like so easy to do wouldn't this work as your oh yeah definitely right time to see the all-important garden oh right okay the french doors of the dining room open out onto a pleasant patio while the conservatory leads to a decked area where the current owners have a hot tub stretching around the side and rear of our mystery property is over an acre of garden providing a blank canvas where steve can let his landscaping dreams run wild so as with the house you have as much land or as little land as you want really with this property you have 1.2 acres but don't be daunted the garden that's immediately around the house all the way around the house is yes perhaps sufficient perfect and then if you wanted to expand a little bit and you felt like you had a few extra plants that you wanted to well i might extend into this bit at that side our wildflower garden might be brilliant for all the bugs and beasties let's talk about the price i'm saying five hundred and fifty five thousand pounds okay i think five hundred ninety five thousand it is on the market at the moment for 525 000 pounds and we've spoken to the owners so are certainly open to a conversation wow is it interesting so it's the soil next i'm sorry to keep going back on this because it's you just won't let yourselves get excited now will you i can't i won't because i know it's uh a fool's errand but the good news is there's there's a there's a hint of us a smile from steve oh yeah it's more than hint yes i think it's absolutely dillian so much to explore here yeah please go and can we have exactly that oh look absolutely so brilliant [Music] although it's 25 000 pounds over helen and steve's top budget i'm assured the current owners of our mystery property are open to offers this extended character property goes above and beyond their wish list with six bedrooms over three floors and a number of different living spaces the garden amounts to just over an acre and it's a 50 minute drive from bristol [Music] brilliant beautiful and those trees on the hill there are brilliant all that windows this is beautifully appointed the whole thing they've done it really well it's lovely it's got everything in this place but this is lovely in fact it might be too lovely it's all i can feel it just feels out of this world the idea of the mystery house of being able to adapt to what we need when we need it is a very clever concept this house really feels as it could be for us it's really working out the price and i hate half on it all the time but my life evolves around it it's the soil [Music] there's lots of erika there so that possibly means the soil is acidic and there's a rhododendron i can see around the corner i just heard the magic word rhododendron yeah i'm glad to see you're both planning your lives here but hopefully you've seen enough for now and we can have a chat about where we go from here yeah it's brilliant good yes great okay thank you [Music] gloucestershire's landscape has for centuries been shaped by farming activity barley and wheat were first sown in england as early as 5000 bc when families would cultivate what they needed for themselves but today much of what is grown in the uk is produced on a far larger scale and harvested mechanically however in recent years there's also been a rise in the number of market gardens and growers who sell their goods locally i've come to ragman's lane farm in the forest of dean to meet market gardener john goodman to discover more about the food he cultivates organically john tell me more about market gardens okay so market gardening used to be a fairly common thing to do back before the second world war but market gardening is making a bit of a comeback especially organic market gardening but it's quite interesting that as well as the demand for perhaps certain type of crops and locally grown produce it's also people like yourselves who want to get in the industry absolutely i started growing food in my back garden in north london when i was a student i then went volunteering on various organic farms because i just wanted to have more practical skills is there anything i can help with yeah sure we're going to plant some even so if you might tell that'd be amazing got my name all over it fantastic this way cool for non-farming families getting a break into this industry requires dedication self-taught grower john currently rents a half-acre plot from a local farmer with the cost of land so high it's an affordable way to establish his agricultural enterprise okay so what we've got here is a bit of spare on deep what we're going for is kind of a bit of a dice pattern and that way well you get the same amount of plants in but there's equal spacing kind of between all of them okay if i could get you to just sort of scoop back there with your fingers and just plant them by hand you don't use any chemicals at all do you no if you've got a really biodiverse kind of system around you and if you let wildflowers grow if you let nettles grow around the edges that's all fantastic one year we had a bit of a black fly infestation on our broad beans and we found that within a week of that there was a huge population of ladybird larvae that then ate the black fly and not really too much of a problem you know [Music] john's method of cultivating crops doesn't involve traditional ploughing as he believes this damages the complex structure of the soil he also uses crop rotation to fertilize the earth naturally here we've got uh one of our lettuce beds instead of just waiting for plants to head up the way we pick and i think the way a lot of kind of small scale growers pick to make the most of the space is instead of cutting the plants we just literally peel off the outer leaves hold it at the bottom and sort of tear downwards and outwards you don't pick the whole thing out don't pick the whole thing out because why pick out those leaves when they're tiny when they'll continue to grow and be nice-sized leave soon it seems so logical why doesn't everyone do this yeah i mean i think maybe it made sense in the days before refrigeration when a a letter's head would probably keep a bit better but i would highly recommend people to do it at home if you're thinking you know for us of all that effort to reseed replant it's just so much easier to do it this way is it scalable could we feed everyone in the uk this way i think it's not a question necessarily of making farms like this bigger it's a question of having more market gardens it's a really exciting thing to be part of because i feel like it would be great for the environment and great for human health if there were more food growers in this country i'm not saying that all the vegetables in britain should be grown in a market garden but i am saying that a hell of a lot more of them could and that could work really well maybe we should all try it though it's great to see younger generations reviving traditional farming techniques on a sustainable small scale site as the popularity for organic locally grown produce continues to rise but now it's time to find out which garden and house helen and steve want to call home elements of all three of our houses have struck a chord with helen and steve i think the mystery house is their favorite time to find out if i'm right [Music] am i right in thinking that the mystery house is the favorite property at the moment yes definitely why do you think you were so impressed with the mystery house when you looked at it outside it just seemed to go on and on and on and when you got inside it was just very clever they got the what they call the winter sitting room and the summer sitting room and then all that extension sort of almost like a separate flat it was a whole different vibe wasn't it to an opening house and also it was in the country but just so we were easily walkable into the rest of that village whereas the number two house it was quite a long way away the whole week really has been about soil hasn't it in many ways our lives are about soil have you taken a soil sample from the garden of the mystery house yes the third house i've taken two soil samples and i hope to get them tested tomorrow and if that test comes back positive it's the news that you want to hear what do you think you'll do would you like to make some moves on the mystery house or would you like to continue looking i guess we'll look at a hard look at our finances and see if it was possible we really end of our budget and it is really hard to find a small house with an appropriate garden well i'm glad we've helped focus you i look forward to hearing toughest property searches i have ever taken on because i don't feel as if i was really ever searching for a house for helen and steve but rather a home for steve's beloved rhododendrons i do think that all three of our properties were absolutely terrific and i do hope that seeing them showed our couple that they may need to tweak their wish list just a little in any case i'm so pleased that we
