[Music] hey what's going on guys we're in jersey right now we're about to go check out my mentees project they just closed on three deals during the pandemic so we're gonna go check out on their latest deal they closed on and give them some pointers and really just congratulate them so this is gonna be a surprise and uh let's get it yeah so right now we're just pulling up to the neighborhood as we speak it's a great neighborhood you could tell by the way people are keeping the yards the cars the neighborhood looks very orderly out here so i'm excited to see what they're working with and seeing the the renovations gonna look like for this project for my mentees let's get it making them deals happen what's up brother congratulations man congratulations what's going on let me get you hooked yeah right right hi yeah so tell me about this thing look like it's ready to go yeah this is the second time hey right yeah that's all i heard that's all that's all heard man this looks immaculate so it's just the the right side right wow okay that's good yeah then there you go yep yep yep there you go yeah this one looks like uh or was it bangkok uh huh yeah yeah hud home good yeah we only gotta fix the little area over here um i mean yeah yeah yeah yup yup nice light we need some bigger little well wells and okay yes yes that's not hard rust we got crack window in the back uh we're gonna have our gardener come trim that down yeah cause it's pushing up the oh the the root is popping up under okay gotcha they probably just build it on a like just a little some type of foundation they probably go down deep enough but the roots popping up yeah you guys both in the same class yep so you're gonna swap the window out so it looks like a couple older windows you wanna come inside yeah we're gonna start i like the backyard [Music] yeah there you go there you go right here oh i like it okay then slide you still slide into the kitchen yeah and put a little um put the sink over here right yep with the dishwasher yep and bring it like a little eating eating area right here okay gotcha gotcha yeah i like that and you don't even have to have uh cabinets necessarily here or you can or you can get the wall cap if you wanted to stay space you put the wall either wall cabinets with a little overhang but i think to save space you could just run a piece of uh a granite or countertop about 12 inches off the wall and just have the little have a little like the have a little brackets on the side and then they could just yeah yeah i like it yeah yep that's [Music] yeah right away especially dishwasher yeah you might you probably get like a couple hundred bucks yeah mm-hmm they haul it appliance mm-hmm we still got all the floors from the uh from that play i did okay oh yeah [Music] so we got enough to do probably like maybe six seven more projects wow that was the paneling of the luxury floor i'm trying to remember is that the luxury vinyl or no it was um ceramic ceramic tile okay yeah so we're gonna just you still gonna give them a dishwasher or just next to this one okay right here is what they seem to all do to take out this cabinet and move that over that dishwasher this way and put the thing in the middle thank you money is sand these cabinets now and just and refinish them yeah or we could just do the uh the shakers but yeah i think these cabinets are good like you can get the cabinet kit for 75 bucks on amazon yo she already ready to go so there you have it yeah yeah right the light fixtures yup i ordered all the stuff the hardware i actually went with something a little different okay i like the matte black bad boy yeah yeah [Music] okay [Music] yeah you can just chisel if that's a brick wall you just have them chisel it in and then yep yep hide that uh yep how much did it how much it goes section eight pay out here three bedrooms yep what was it sixteen eighty eight and they're gonna love it too because it's gonna look nice and spruced up you can swap these lights out electric probably still works so you just flopped off the led turned on yesterday okay good yeah i'm just cleaning it's like an hour oh yeah you weren't playing like it's an emergency emergency yeah yeah yeah i had the demo guys i would yeah it was uh two days ago right don't touch nothing right right right right that's good yeah you make it happen executed but yeah you gotta plan it out this is slam dunk man yeah say you got the gas turned on so you do one of two things you can convert the heater into uh you can convert the heater into a gas unit or or or you could simply you know buy new gas furnace just swap it out new gas furnace because it probably already has the ducts laid at the late throughout so the ducts all you have to do is just take that old heater out put the new heater in new heater might cost you like twelve hundred dollars and then plus install and then you know you got one outlet here i wonder what's going on with that outlet but you got one here yeah it's all good yeah he was thinking about pumping this up a little bit closet but yep and keep in mind yeah with the section eight you guys could you could frame it out as a closet but if you want to save space you can go ahead and put the shelving like a little makeshift closet so you'll take it you take you take your one by say you're one by 12. so you get um one two three one by 12 by 8 foot so let's say you stack one here stack one there do it top piece you could do like another piece here so they have a little shelving and then you put like a little bar for they hang their clothes so then it's like more open or you just frame it out and then have a door and so forth but that that open layout would just uh just save you space time and uh yeah so you guys kind of make a decision on that that's how you get your closet either three bedrooms or if you need the actual space gotcha yup yeah right right so so what you could do is so what you could do is with this doorway if you didn't want to do too much configuring to the doorway you can get a double door here yeah so that way it's like a master bedroom like like a double door open you know what i'm saying yeah but then they could play it as a if they want an extra living room space like you you can use it however you want but but for section 8 purposes this is a bedroom yeah and that's going to give you that updated the rent would you guys have like the interest in the kitchen yeah they want to yeah they're going to blow this wall yeah open this up yeah yeah yep [Music] all you do is just clean them up you can paint them give a nice look yup you can re-glaze the top yep re-caulk and the tile looks in good shape so that's just a little clean up and when you eat the soap rack you just you know re-glaze that while you're at it we got another one so i ordered fixtures okay oh you got the pictures as well yeah i got the contemporary so i got this on a deal there was 500 off amazon yep yeah you can just keep this and just run the new fixtures oh i was getting rid of it we just got to see about this vent just make sure it doesn't uh block the air but you put you but you might be able to have to keep it oh no we could open this up and it might be they're just running the channel here so they might just be using and you know the joists as their the air coming through so you might be able to close this hole up and just put that up here and just cut in yeah because well i'm guessing what they did here they just had the hot air just going right through through the wall so we wouldn't know until we opened that up just to see what the configuration is but uh that way you can still have your your large vanity here about 24 30 inches vanity and then just have your heat source coming from up there yeah yeah so it's doable yeah because i didn't like that thing yeah i kept thinking like a girl i need a product yeah yeah yeah storage and all you got is that for storage yeah but now this is it then we got your flush mounts yep yep yep and then the ones for the bedrooms we did what would you normally say that the um cost oh say it again what do you think that all of this should cost oh for the bathroom well not the whole brand oh the whole project yeah i think you can get this done even floors like yep so what's the square footage of the house it looks like it's about nine something 964. so you had uh let's call it a thousand square feet um flooring is going to cause you flooring's gonna cost you you could say two thousand plus the labor probably about twenty eight hundred to three thousand to put the floors down um it's really just paint the electrical works keeping it growing should we scrape this yeah yeah all you got to do if you want to work with this you can um you can wet it spray it down and scrape it i'm seeing a little bowing here so it looks like maybe the roof had some type of water damage yeah um so it might be something where you may want to consider sheetrock in the top again yeah you could just rock right over it too as well so if you don't want to scrape but this this will scrape right off you just wet it and just basically take a little scraper knife and what p most people do is they'll take a um a compound knife like this like this uh sheetrock guys use say a 12 inch one they'll attach it to a pole once they wet it and it just literally takes like it takes like it takes like five minutes to scrape the popcorn off so you think that'd be more cost efficient just to scrape it scrape it kind of see what the condition is and then it might be a situation where just the low areas might just need a little compound blend it in and then you could just go ahead and paint right over it that would definitely be more cost efficient it looked like your main concerns is this looks like a little crack in here but you could just hit that with some tape and spackle smooth that out and over here um you just when you scrape it off it just puts a couple screws in here tape and compound that be real easy yeah but yeah other than that looks good and then if you using the existing electric um it looks like the wiring is probably a little newer it doesn't seem like the old knob and tube wiring because it got the three prongs that means it's grounded um so you probably some of them do have two okay yeah that one has two so it might be a situation where they still well you you can get the adapter well you can see when the electrician comes they can take a look to see hey is are the wires grounded cause section eight when they come in and they plug it in a three prong they're gonna want to see if the outlets are grounded so if they're not grounded they're gonna then you have to get them grounded so most good electricians they know how to uh trick the system to make it look like it's ground set we don't have to rewire the whole i like that you don't have to rewire the whole house always you know something with these old houses and i got plenty of old houses with knob and tube and so forth but you can always get that home serve home warranty for the electric for a couple bucks you know for like eight dollars a month then you're covered if you have to you know eventually rewire if there's any issues electrically you know that insurance will cover it so that gives you a little ease of peace of mind but yeah these these floors are actually in great shape i was thinking this so you may want to just get a price of what it would cost to refinish them um but uh yeah luxury vinyl will work just as well so you know it's all your design preference you need that luxury vinyl you just put in the same color it's the same yeah the luxury vine i just put in is very similar to this but you know it's a quick job just going right over top of it about cutting out areas yeah that's true yeah yeah we couldn't get it up yes they got it drilled this thing piece drilled down so i got you yeah just look like four screws right here yeah so yeah yeah and the next room is just right all right so cool we got two bedrooms closet right here this thing you get i feel like you get this thing done in the weekend yeah look yeah this thing moving ready [Music] hey man hey you gotta keep shooting though you can't give up man this is this is a done deal yeah you just got to uh you can get the new hardware for this they celebrate the store a little square you think we should keep these doors or i know you put new doors in yours you know for for for you trying to get in and out i would probably just keep these doors to be honest with you because because otherwise you got to take the trim off you got to take the whole door frame off and the doors are working i think if you clean them up sand them down real good you still give that nice look and swapping out you know to led fixtures and so forth i think i necessarily wouldn't change out the doors but matter of fact i just bought the five panel doors just like this but this these are even better because they're actual hardwood right yeah the other one's hollow yeah this is the original yeah that's the only one that's uh the six panel yeah so what do you think we should do with that i mean you can just uh well it depends what color floors you want to go with like a brown with a little bit of grey so if so you either sand those down and then restain them into a color that you want to go with or unless you go with the floor closer to that color yep yeah yeah i went with a different great yeah and i got that from woodland for a dollar i want to say a dollar 75 for the different brown material and that will go well with that you didn't paint yours like you used to do black and then uh white well the the duplex i just did the caesar did do the white on the vertical with the uh with the color on top but i actually prefer to do it all one color because if you got tenants in there you know people going to be kicking it and so it's going to be one of those things that you have to come back and and touch up with the pain uh not white i would do all like whatever stain of the floor at the master floors but however he just went ahead and just he painted them because i didn't tell him to switch it yet but yeah is there like a specific type of paint floors um like a floor pan or something yeah so i mean if you are looking to paint like actual floors that you're walking on then there's some paint that is better than you know you wouldn't just use your standard wall paint yeah there would be some other paint that you would use but your paint specialist like home depot would break that down to you so right now we're still out here in new jersey this is their second or actually i think it's their third property but we're going to check out the duplex that they're about to get started working on yeah yeah what we're going to do we got two different things we can do because gloucester we don't know if we can we have to um pull permits to do that right right so the cheaper thing we'll be doing is just put that one right here so basically keep that okay oh keep the kitchen over here hang on plumbing actually a room right in the middle of that okay so keep this keep that so you keep that as a 2. three down here okay just keep the kitchen right here gotcha [Music] yes yeah it's not hard to do either and it's weird i'm like yo these floors are yeah yeah yeah they look good yeah they service perfect yes yeah this is the luxury vinyl uh before right yeah you can just probably just go either if you are going more uniform throughout you just go right on top of it um and then just have a transition where you need one that um yeah okay so putting this here so this is a nice little yup yup that's it what's your vision so the one was again depending on the budget yep yeah the plumber says so i would say because that bay windows there may be a kitchen so put the walls here and then go here and this is the one bedroom okay gotcha and then this would be straight galley kitchen so same place same layouts yeah then this right here would be like their eating area yeah i like that yeah and then so you walk straight down the hallway bedrooms there and then put the wall back where they previously had it because i don't know what the zone the zoning is gonna say about yeah all right so make that that's a nice bedroom got the window here it is the limit of 80 square feet yep so then you have let's say come down here come down the hallway down this way and make it look like a hallway like this gotcha yep that's how i was thinking yeah i think that makes sense and then the other step was that he likes your way with the kitchen so then we were saying that sweat it down the middle yep that'll work too not too small for this room here closet here same bump out same square yeah yep that'll work and then they just have uh to get to the back you just gotta go through this bedroom but yeah still get to it let's see we put the toilet inside this closet we got the air vent here uh let's see let's see and she was gonna get a smaller vanity oh yeah yeah yeah so yep so you get a you can't get a smaller vanity or probably consider either a 24 and you can even go smaller than that because it is an apartment you got the vent here so you might have to reroute that vent slightly over so that actually have oil here oh yeah yeah all right so yeah so yeah move that all the way over so it gives you plenty of clearance say 24 inches probably put your route right here yeah again i'll give it a nice little walkway and then consider consider moving this over here but so we got the the toilet just trying to think minimally yeah i think you would have to yeah right yes love it so yeah i would probably consider seeing what it would cost to to move this toilet kind of stuck in this region okay i think that'll be a better use put it in the closet oh if you can put it in the closet yeah did it set yeah i would set it back yeah because this wall actually goes out to here so that'll be almost have that whole that demo completely and just have everything right right in that space for the toilet um that was out the way and you have a little more have a little more have a little more flow so you could if you didn't want to change this because i know that could be a lot they got the little vanities literally come out to here half this size yeah and and still like you know this apartment they can still do everything that they need to do that's the opposite option if you don't want to change the whole toilet situation you know yeah let's save them across yeah just rip all this towel yeah i'll just rip that off yep yep we got this going over here let's see we got the fidget refrigerator stove microwave the cabinet height is going to be 20 so kevin height is going to be like 32. that's about once what's happening i think the cabinet height is gonna come a little bit above the window so it'll like drop down a little bit the guy gets there yep me personally i would me personally i would probably eliminate the window yeah yeah if the kitchen go up here because i think this would be a good spot for the kitchen so now you still have all your bedrooms in the back and this still allows for a big open living room kitchen everything all in one yeah so i'll put the fridge stove microwave then with your breakfast bar yeah is there any particular reason why you put refrigerators on this side and not the other way yep because refrigerators stick out some more typically so just allowing uh you can do it either either way that works for you yeah yeah but i like i like doing it this way because a lot of times they refrigerators stick out some more so it's a little less intrusive i feel like um and i feel like people can move around a little bit better because sometimes the breakfast bar doesn't go all the way over so it still stops like a little bit so that way you can have more access to the fridge and also your refrigerator doesn't have to go in between all the cabinets to get into that little spot so if you ever have to if you ever have to move it out yeah yeah you got you know twist and relocate yeah yeah yeah i mean i would just go like i said everything's getting painted white for me so yeah it's like i'm not going to spend extra time trying to tape those up but you could play with it like if you wanted to go you know black or know whatever color you could play with that's your discretion but i'm just i'm spraying everything i'm spraying everything away i'm not getting fancy yeah yeah yeah do your cold supply because you can always do the shutoff on your cold supply this is your cold supply here so they would run and they and they plumb this out correctly with the copper because see how it's going from three-quarter inch down to half inch so some people i think there's one person in the group said that they had an issue with their uh their water pressure so sometimes they come in with all half inch and the pressure's not there because it's kind of like the water is coming from the street so it's going from large piping and then it's dropping down to the smaller piping so it's crazy it looks like a super circle kind of like you know you're pushing through but what they would do is to for your water line they would tap in you know basically anywhere cold you put a t here and they could they probably just run pecs from the tapping so you do do a t right here um like the side of the two joints and one will just crimp then wherever the kitchen they'll say the kitchen's right above please drill a hole there'll be a cold water supply you drill another hole that will be your hot water supply so it's back up to the hotline for your hot water and then that will be your water supply and then for your drain all they would do is just put a t here and tap right into right into that pipe and wherever it is or if this the kids are not directly above here then they would they would run the pipe and then just tap tap into this the sewer line okay yeah i think for this one do one of two things let me check that middle room out so we kept this bedroom let's see what size this is what you said you're the budget you're just trying to keep it light right yeah okay cause i was gonna say i was gonna say you weren't keeping the budget light like yeah we'll try it again so so you knock this wall out and then you put your you set up your kitchen either on this side of that side you knock this wall out you set up your kitchen basically right here and you might just give them just a straight i might only just get i'll put the kitchen like right here let's go straight across probably eliminate that window and then may or may not give him the breakfast bar but then we need a living room space let me just see let me just go back in here yeah yeah yep so this this bedroom is huge but you got the electrical panel there so like an ideal situation you would you know move this over say four feet now when you put that wall there you start your kitchen back here so it's giving a giving more space to the middle well it's fine so i would probably yeah just keep the kitchen back there keep the bedrooms like it is and uh you're still gonna get maximum rent like it's all gonna be freaking yeah it's gonna be pretty as long as it looks nice and so forth uh two because because you mark it as a two right because it's section eight purposes yeah as long as you got a door a little closet it's a bedroom yeah so if they decide to use one of those rooms as a living room that's cool but that's on them right so and that's how that's how i would do it so hey it's too different so you still so you're still getting that you're still getting that rent and then you just you know make it a little pretty and so forth and then you know you keep moving then let them you know negotiate you from there but they can't deny that it's not too bad for them because i got i got one in um lasalle i call it two bedroom efficiency oh it has like galley kitchens bathroom then there's two rooms that are bedrooms but you know it still counts as a bedroom even though they use one as a living room or one of the dining room tv room you know what i mean i got a couple quick questions to ask you guys yeah yeah yeah yeah yeah yeah now you're good so we're here in um new jersey looking at the duplex and just tell me a little bit about what you think about the the mentorship and how this has helped you get to get where you guys are right now oh it's definitely worth it i mean you're getting step-by-step guidance to achieve your goals you know i mean that's that's how i feel about it i mean there's no need to bump your head around and try to figure stuff out when you got somebody here that been doing it as long as he has and you can get the answers just like that step by step that's good what do you think huh yeah i mean that's definitely true i love the fact that i can just ask you questions and take 20 hours to figure this out right right right right and that saves me so much time especially working a full-time job and having two going at the same time wow so that's that's good so basically it's consolidating time frame so instead of you having to spend hours and hours hours and days yup there you go yo yo slow feet don't eat so that's good my time is better utilized look for more deals doing all the other stuff i don't know where to go where to get things get it done make it happen there you go there you go it's gotta work yeah so you don't know you know that's right that's right so if you so you don't have to recreate the the whole wheel and so forth and try to you know bump your head and you know believe it over the course when i asked you about the processes yeah that would be wonderful because now that's the next part that we're trying to execute like how do we get this streamlined so that again our time is not utilizing once we're done with the rehab and keep going right exactly so we have the keep track of everything keeping track of the p l and everything's just running with that system and um yeah just having the systems in place basically save you time energy a lot of money yes uh which is a beautiful thing so yeah that's the big point big part i mean you stuck with them now yeah yeah yo yo for sure i'm happy you guys are just rolling and what what deal is this going to be what number what number oh wow because we already have a duplex currently yep the other one's rented we flip the other one and then we have that other one that's the hud and then this one wow and what's the goal what's what are you trying to do 21 doors 21 doors rolling in the event yeah yeah yeah yeah yeah yeah try to figure it out i got neo right there get into the program and then do it yeah i just locked in another program two credit programs okay good there you go there you go there you go good good that happened first we almost weren't gonna get married right no i'm kidding i'm just kidding so he it really was like his baby i wasn't really on board um i was not into i used to work in real estate previously so i kind of knew things i was like i don't know and slowly but surely i started to come around so it had to take me in my own time to come to it he did push me a little bit and i pushed back because i'm like that like don't know what i want to do then it started to shift where i feel like i talked about it more now that he does um and then now it's houston no he's like come on come on board now i feel like he gets mad i'm always trying to do stuff you know like run things and like you know yeah making it happen exactly you give me something and that's it it's definitely easier when you've got your spouse or your girlfriend or whoever boyfriend on board because y'all can do the division together right it's hard to like trying to show people your vision and some people just don't want to see it where they can't not say there wasn't fights and struggles because there was not right yeah like we had to work through things like half the true wealth i feel like is ownership and owning things land and what you own it's like something you said you said sacrifice now and then you do you later that's it yeah that's what i know you know i i do gardening yeah a lot of gardening you said you don't play the scene you put the seat down and you wake up and he didn't know you let that thing sacrifice not moving you're my family yes because i'm originally from the west coast so i said i chose that to stay here because at first again i supported him even though i wasn't on board at first right but i supported him just i didn't do it right now am i all in it and you said something a while ago he said something about the 40 40 40 plan and i was like yo i get it like what's the point of doing three hours a week yep for 40 years 40 years retirement or 40 percent it's like you can go to school for five years to make x amount of money capped out but you can do real estate from that and quadruple that yeah so you don't see yourself being at your job for 40 years nah maybe it's maybe another year gotcha why are we doing this that's a major yeah use your job to finance there you go that's the secret that's the secret right there a lot of people out of his money yeah yeah right right right and that's part of the sacrifice yeah it's part of sacrifice you know you go in with a different purpose so it's not like you're going in dreading your job every day you're going in like okay i need this paycheck in order to to buy more assets and then i know the assets is what's going to get me out of that temporary situation yeah yeah so that's that's just the goal and then one day our daughter pass it down yeah there you go and i see it i see here she got the gear on there yeah it's going to come a time too because like my you know my parents they gave me books to read when i was very young like they gave me riches man bad line when i was in seventh grade i wasn't ready for it okay so when i first read that book i was like i can't do it i can't do it and i did yeah he tried to get me on it i was not for it but then when we signed up for your class and he said read it he was like hey go read it i was like all right all right that's the blueprint you almost got to read it every year yeah it's like little stuff like that people don't do yeah they just don't get it yeah your success ain't that difficult like you said you're trying to like read this book they don't read it listen to this yeah like yo you telling you what he did right i'm giving the exact exact steps sometimes looking at y'all i'm like yo they just dawned with each other right yeah yeah i can't break it down anymore right here yeah yeah everything you tell me to do like yeah that's why i don't mind answering them because you execute you know it's different it's different when someone like you answer questions like they don't do any of the things that you talk about yeah right so it's just you know you'll start to recognize there's some i'm about to people and then action tickets i'm gonna do it right now make it happen yeah yeah i'm gonna see if i can do something yeah that's it i can't understand that that's probably that's part of life yeah yeah i see it over they gotta see it over time and it's something where you just gotta be okay with that you know we're good people we want to share the information like yo it's right here you're like look look at him the most yeah because i was like super smart but but maybe she had to see you take some action first or was it was an added responsibility okay okay because that's the mom yeah he's planning a wedding gotcha yeah and it was just falling off there's a lot there's a lot of a lot of stuff like you know they're not throwing home school and we're still working full time so after my full-time job that i'm doing this afternoon right i'm working to like ten eleven o'clock nope they're gonna make her go to school they're gonna make her go through the same channels to get there tomorrow right yeah i get sick with colgate yeah sorry to hear that [Music] that's the name of the game and you know but yeah it'll be time to come up but i'm excited for you guys in your journey you guys execute man proud
