you may want to think twice before you move to New Bron Texas and we are going to go over 10 big reasons why new Bron Texas is one of the fastest growing cities in the entire country and it's no surprise um people are flocking here to spend the day here out here at Green where I'm at right now they're going to spend the weekend floating the river um they're also bringing their whole lives here and moving here but before you do that you need to know some of these negatives about living in new Bron Texas we're going to talk about the tourism and how many people it brings here lots of cars driving by as you can see behind me uh we're going to talk about the traffic and the terrible infrastructure and then we're also going to get into how your foundation could potentially fall out from right underneath your house now the most important thing in my opinion though is that you could potentially have a $900 utility bill this summer and very end we're going to talk about exactly what you can do to avoid that and why this is the case so the first thing that you need to know about this area is that there is a ton of people moving here like I said in the beginning development is going crazy around here there's a lot of people moving here a lot of things changing um and between 2010 and 2020 the population here actually increased by 57% and in the last 20 years it's actually doubled just huge huge amounts of increases I remember growing up here um you know 20 30 years ago you know you come here there 40 50,000 people it still is like a small town right this is really not the case anymore you know when it comes to the development though in addition to these people coming here you bring a lot of opportunities for businesses to grow too um so you have a lot of new restaurants a lot of new things to do moving around here and that was one of the things that brought a lot of people to new bronal to begin with so it's just getting even better and better a couple of the big developments and improvements you know as far as neighborhoods you look at Veri and then you also have the new one Mayfair that's coming in that's just started building this year you also have the New River Mill project that is hopefully going to be coming in pretty soon it's it's going to be a longer term project but it's basically going to bring its own little new Bron falls's own little Pearl District to close to downtown right on the river too so that'll be a really really cool thing the second thing that you need to know is that new bronal doesn't have a whole lot of jobs on its own most of the people that move here live here in commute either into like Austin or into San Antonio there's you know a few technical industrial you know big industry jobs that are around here but very very few um you actually have to really commute if you are going to have a decently high-paying job um unless you're working from home of course but new brel has seen a decent growth as far as the people that are moving here with bachelor's degrees so that is a big plus and you can still see a lot of people are willing to do that commuting number three is that the traffic is a nightmare so the infrastructure here has not been able to keep up really with the amount of growth that the city has had so you look at places you know highways like 46 and Lop 337 kind of going on the North side and then 35 of course it goes from Austin to San Antonio directly through new bronal the amount of traffic that you get on some of those those bigger highways especially during peak hours is just unbelievable you know coming from sigin getting you know North uh into new bronal from 46 is one of the worst congested areas that I think I have ever seen um before and that is a big big problem cuz I mean it when you get into this area I mean it could take in some some days like 30 to 45 minutes to go like 2 miles right there just to get from 46 South from uh going towards Sig up to 35 so those areas are are it's if you're looking at moving in those areas that's something to consider as far as your you know your commute goes because there's a lot of neighborhoods being built down that way the other big problem too whenever it comes to the infrastructure is that you know the city itself has not been able to keep up with the growth so the infrastructure in town is going through a lot of of overhauls and especially with the utilities which we're going to talk about the very end you know the utilities that's one of the reasons they're actually increasing utilities over you know over time so that's another big big negative whenever it comes to all that but one plus whenever it comes to the traffic is that they are trying to do stuff to fix all that it's just not exactly keeping up as much as everybody wants it to 35 is an area that's always going to be under construction I don't see it ever stopping um but that area on 46 between 35 and sige is getting a overhaul essentially of you know basically becoming a freeway um they're going to make overpasses they're going to make feeder Lanes I mean it is going to be a freeway between new bronal and sigin so that is going to be a long project probably 10 to 12 years at least before that's complete but all those areas down here the neighborhoods and everything are going to see a big big benefit from that area and it's probably going to bring a lot more growth because of the easier access to the fourth thing that you need to worry about is the tourism so tourism is by far new Bron's biggest industry um bringing in over $700 million dollar per year to the city so and employs tens of thousands of people um you've got you know hundreds of thousands of people that come into new bronal every year you've got a population of a little over 100,000 truly in the city of New bronal so you're looking at you know triple quadruple you know five times the size of the amount of people that live here that are actually coming here to visit so um and that's not just people coming and visiting from other states and other cities you have people that are locally like for instance me I don't live in new bronal but I travel into new bronal like I did today to have lunch and go out to eat do some of the things go to slitter Bond go shopping all that stuff that where I live doesn't have um I come to New bronal for all of that so you have tons of people all over this area too that come in addition to the tourists from out of state so you have a lot of benefits with that because of the industry and the amount of you know development that it brings to the city but it is a pain to deal with that additional traffic on top of the other issues that the infrastructure already has so number five is a misconception that I want to clear up a little bit I've seen some people that say Bron still has like a small town feel and okay I can kind of see that but I mean especially in the areas like we're at now with green and some of the areas like downtown new Bron you know it's definitely not a big city by any means but we're past the point of of being a small town here in New Bron so anybody tells you that there's still a small town atmosphere here is it's highly mistaken it's very fast-paced a lot of people moving in out I mean there's people walking all around me as I'm doing this video right now in green and like I said middle of a Thursday so you don't really have that small town feel anymore it's it's gone I mean like I I think I said it before um you know I grew up just 15 minutes away from here 40 50,000 people here you'd come here it'd be quiet like I could come sit out here and there wouldn't be anybody here at this time of day but that's just it just doesn't happen anymore it's it's that's gone new bronol is a much more popular city now so just something that you're moving here you're looking for something that's a little bit more fastpac number six is the real estate prices um new bronal used to be a super affordable place I mean just back in 2020 the average price of a home for sale in that sold in new bronol was 340,000 um not too much over what the average was in San Antonio San Antonio is always been known for being a super affordable place new bronal as of today uh in 2024 average price of homes that have sold in the last year is $458,000 huge increase and that's just in four years so you can see how much everything has grown over this short period of time and then granted that happened everywhere I don't know if this is allow behind me either but we'll see if it is or [Music] not all right so getting back to it um it's got its pluses and minuses you have you know growth it makes it a lot more unaffordable um there's still places that you can get houses for under $300,000 in new bronal older houses smaller houses starter homes is kind of right at below 300,000 um but looking at the growth in the overall future development of new bronal I mean I think new bronal is supposed to be completely out of developable land by in 10 years or so um so you do have the opportunity I can see a lot more um appreciation coming down the line too and while we're talking about let's get back to this now number seven is the political views of new bronal and komal County where new bronal is located so Texas obviously if you're moving to Texas you know that Texas is a red State minus the big cities and a few other smaller counties but new bronol pretty much aligns perfectly with the political views of Texas in uh 2022 in the elections there 75% voted for conservative candidates so if that's something you don't like may be something to consider also number eight this is kind of a silly one but your gut and your wallet probably are not going to like it too much here in new bronol um like I said I don't live in new bronold and I still come here and spend tons of money now uh we eat all the time over here we love the restaurants over here especially down here in green um Gris Mill and Green River Grill are probably two of my favorite restaurants in the entire entire San Antonio area um we love coming here to do stuff we go to slitter bomb with the kids we go to Land Park all the time the Children's Museum um we'll go you know over to Creekside to go shopping or go out to eat over there too um all kinds of things like that so uh yeah you may uh you may put on a few extra pounds from all the good restaurants around here there's definitely some of the better restaurants in the entire San Antonio area and uh yeah you're going to spend a little bit more money just with all the things to do around new Bron number nine is one of the big ones that a lot of people don't think about and that's the Foundation issues that happen in this this soil around here so NE bronal is split up kind of in in two two layers right so you have 35 that basically cuts it in half the south side of new bronal is the col the soil down there is black dirt whereas north side is more like you're getting into like the Hill Country so it's a lot rockier um the the foundation issues happen more in the black dirt area so the reason is that the um when you have these droughts like we do in Texas you know it rains a whole bunch and then you get a drought no rain so the the soil shrinks and compacts and and then expands and contracts and does all kinds of different crazy things well you build your foundation on top of that and it does that underneath the foundation it's going to cause the foundation to move around and crack in certain places if it's not built correctly uh majority of times more than not it's it's going to just kind of shift and be off level um but if you have a bad Foundation that is being built then it's going to crack and that's going to be causing some major major issues so one of the reasons that this is a big concern is that between 2018 and 2022 there's been 118% increase in the amount of foundation repair permits that the city of New bronal has seen and so this isn't even including the stuff that's outside the city limits I think a lot of that has to do with a lot more houses being built but that increase in any situation is never good so one of the issues is that the people are not taking care of the foundations correctly so when you have these droughts and you get a lot of rain and then it dries up and it's 105 for 6 months straight and you can you know the the ground is going to start to crack up you see those big huge cracks like in the black dirt you're going to have those issues with you know the foundation the dirt underneath your foundation so you have to keep the foundation watered if you ever hear that that's what it means you have to keep the ground moist around there so you don't get those expansion and contraction you can do that with just soaker hoses you can do it with sprinkler system problem is new bronal utilities which is the next thing we're we're going to talk about is uh got a lot of water restrictions around here so you're limited on how much you can actually water your foundation so you have to kind of make sure that you're doing things within the rules use those soaker hoses put them around the foundation and that just kind of seeps water out of the hoses into the ground and keep keeps everything moist but um there's all kinds of things about that we can talk more in depth about it whenever you guys are looking at buying a house here too so last number 10 the big one is talking about nbu new Bron's utilities and the major issues that they are causing with a lot of the residents around here so when you when you move here to San Antonio area it's much different than Houston so like if you go to Houston you have options for you your utility provider you can shop around and see which one you want to go with in the San Antonio area you don't have that option where you live dictates who you use for your utilities whether it's your electric your water your trash you can pick natural gas is all is all regulated as well so all of those different things you have to use whoever serves your house some of the other major issues that come up with that is that whenever you know you do the trash pickup I've I've heard some people say put you know trash can by the road they won't pick up even a single bag next to it it's a minor thing obviously the big thing as I mentioned in the intro here $900 utility bills um if you go on any of these new bronal Local Pages and you know nbu new bronal nbu issues anything like that you're going to see a lot of people complaining about what they've been getting as far as their electric bills and utility bills overall because new Bron's utilities mbu controls the electric and the water whenever you're in the city of New bronol so there's certain people I've seen several posts of people talking about outrageous $900 plus electric and utility bills on their accounts for no reason where it was $200 or $300 the month before I know a lot of that stuff is very very dictated on certain situations and a lot of times what I've been seeing is that it is getting rectified whenever you call mbu but their customer service from what I've seen also is questionable I mean you can go to the Better Business Bureau look up all the issues with mbu um they're rated pretty good there but there's just lots and lots of complaints anytime you go to any of these Facebook groups especially the new brel moms like uncensored groups those are just littered with things going wrong and just crazy bills and crazy increases and I know this all started at least whenever I first started seeing about it was the PC which is the power cost re recovery adjustment fee so back in 2021 we had a huge winterstorm that came through dumped snow on the on the whole the whole city the whole area of San Antonio all Texas really and we had a power outages that were were pretty crazy I mean water breakages too so you had issues with that and in addition to the increase in power because of the cold temperatures and everybody running their heaters a lot more but um it really really caused a strain on the entire electric grid right and um the whole state of Texas had issues you may have seen about that in the news with with urot e r Co t uh which is kind of the uh overall utility uh or electric grid infrastructure I guess control Council or whatever you want to call them so they they control the rates of the electricity in the state of Texas as well so that was one of the reasons that new bronal said that they had to implement this pcra but in 2022 in the summer whenever it got really really hot people started seeing their electric bills were $150 which pretty normal I mean for for Texas in the summer it's not too bad but then they were having this separate fee this pcra fee of $150 $200 on top of that and people were going nuts it made news I think it made national news for a little bit um tons of people were talking about it and um everybody was upset about it but not only was that back in 2022 I know that just this year um nbu came out and said that they're going to have to increase everybody should expect an increase in their utility bill by 30 or 40 bucks this year it's just gone on and on and on and on and on so again I think that there's going to be a lot louder negatives out there than there are you know people that are not having issues the people that are having problems are going to be the ones that are the loudest but go look into those Facebook groups look at the Better Business Bureau make sure that you're doing your research to make sure that if those issues do happen with you you're okay with with that because you're moving to a great City like new brols so with that new bronal is like I said an amazing City even with all of these uh you know utility issues foundations all of those things to deal with um you have a ton of things to look at as positives whenever you're moving to New
