welcome to Canadian home inspector my name is grant in this video we're gonna be looking at what a home inspector does and take you through a brief tour on the outside of the home we're looking for basic maintenance items in the situation you can see just needs some minor paint and some caulking on the fascia just so it doesn't start to rot or warp what we do is a do a full walk-around of the structure to look for any structural issues also to see any extra accessories like here we have a heat pump hookup so that's nice for the potential homeowner to have the air conditioning and heating with structural issues we always look for any settlement cracks in this situation this is just a typical vertical straight down crack not a major concern and can be sealed if necessary with Rouge we look at the age of the roof the average lifespan is around 20 years so with this with this house it's about eight years old probably got another 12 years left everything is installed correctly the valley flashings that the granules are in good shape so that's what we look for on a roof with electrical we look for the main thing that it's a hundred amp service or more that it's copper wiring because in the 70s they did have aluminum wiring also that all the wiring and breaker sizes are correct and all the GFI's are installed so in the kitchen we're doing the basic things checking all the appliances making sure they're all functional making sure they're all vented properly also with dishwashers use the moisture meter make sure there's no leakage in the floor things like that so here we're focusing on the plumbing what we do in a shower stalls we check the water pressure we also use the moisture meter to check for any leakage everything in this situation looks really good and also what we do is we check the water temperature with the thermal camera make sure it's all flowing evenly top every house a homeowner should always know where the main water shut-off is just in case something starts to leak here the pressure reducing valve is here everything looks properly installed with hot water tanks will check the basics the age which is on the serial number also that there's a drain and a safety splash pen and then as we go up we can see there's an earthquake strap here and all the plumbing is installed correctly so what the thermal camera check for two things obviously in this picture we're checking the heating is all functional also we scan the foundation to check that there's no signs of leakage we're up in the attic what we're looking for is to check the insulation level here everything's good about our 50 also we check up in the ceiling to make sure everything is vented properly and there's no signs of any mold at the end of a home inspection you get an on-site digital report emailed to you on the day so you don't have to wait to the next day everything's detailed on the report easy to understand lots of pictures so it's very user friendly this is the end of the home inspection tour hopefully you learned a lot and thanks for watching
