I've missed you tel I miss you too Rea I have not seen you in person in such a long time so we have to change that no we are no we're definitely going to change that and I'm very excited about that so um but you know I feel like 2023 on so many levels was really hard you know it was great in some ways and then other ways it was just so hard like emotionally I just feel like I'm I'm ready to kind of like and maybe it's cuz it's December I'm ready to like just shut the door and start a new I don't know how you feel but it's been a crazy crazy year in indeed re I mean for me too the beginning of the year I would say the first quar of the year there were a lot of big things that happened at big events you know a friend of mine got sick uh passed away and um real estate was really busy the start of the year um family stuff going on so it was kind of like a lot of good stuff and a lot of really difficult emotional shifts and losing people so yeah it was it was a really funky year and then you know I think you moved didn't you move well I moved in end of 2022 so beginning of 2023 we're doing renovations half living out of a suitcase I've been directing a lot of episodes of House Hunters this year so I was on the road a lot um yeah so a lot of kind of transitions you know it's yeah a lot of well then for me you know where you where you were renovating uh your new house I was building a new office so I know yeah so that was a big uh transition for me it was about five and a half six months worth of uh Renovations actually complete like gut job and then building it from the from the inside out so how was that for you I mean a lot of people talk about renovating in foreign countries and stuff and I know you have a team that you really like to work with right so this isn't this is not even your first renovation which is insane because to do it once you got to be crazy to do twice you got to be like a little cuckoo little more three times change your medication um so yeah so this is my third time renovating a place uh the first two were my condos um so for my the first were commercial but I think for me what felt good doing this the third time around is I had you know couple year couple of uh big Renovations you know uh history that kind of segwayed into where I am today so uh but for this this is like livelihood right and I have a a team of agents and and office managers so it was really important for me to build really great space for them that they're proud of and for clients to come and just feel like home so so it was it was a really big shift for me I didn't want just a cookie cutter office like you go into you go oh this is a boring office you know I just wanted a really special wellth thought out place so it was a lot of fun it was very emotional and it was a big investment but I think it's it's paying off yeah no uh just seeing the videos I can't wait to go in person but it's it's pretty spectacular it just feels it just feels like Tel you know definitely has your stamp on it I think anybody who's seen like the videos that we did on your condos and also we did a video a tour of of your office they can see kind of like the you know the use of Concrete and brick in a really beautiful and very creative way which I love and a lot of art so thank you art yeah so anybody who's in PV you should definitely check out Tel's office it's right in the Romantic zone am I right yep around the rtic Zone on Cito we're just a couple of blocks from the Los moros Pier yeah and then you can hear from tanel directly or his team in terms of like what went into you know doing the renovation and I'm sure you have a list of all your recommended you know contractors and Architects and all that kind of stuff which is always really really really important and and useful to have just people that you know are going to is they're going to get the done right and they're going to get it done the way that you want what get what done you know get that done isn't that what it's called isn't that the technical term that's not the technical term potty mouth oh are we going to go there oh yeah it's been a long time you need to come down but yeah I mean you know I wanted us to come together you know really kind of close out the year and you know kind of really look forward I think a lot of us are in that stage now where you know it's time to go look and think about 2024 what's in store for us so in terms of like you know you're in in Vara um a super popular hot place to be right now um I'm assuming we're in December it's hopping right now yeah it's there are a lot of people in town Town they're here for the holidays so it's only going to get worse as we near uh the New Year's Eve so the flights are full the airport is full um the lines I hear are moving faster nowadays so they've streamlined some of that process to get people out of there uh restaurants you just you know can't necessarily walk in on a Friday or Saturday well you want to have to you're going to have to make a reservation and Advance uh especially in places like the the Romantic Zone where the where it's really busy with a lot of tourist over here it's a number one like the uh tourist destination in PTO Vaya so and this year is no exception wow wow that's amazing well that's really a sign of the economy the health of the economy the health of you know people will still really really wanting to travel and get out and you know and so I'm sure that means great things for real estate in general um so like so tell me a little bit about what you saw in terms of changes in real estate in in 2023 and kind of moving forward uh today I want to focus on kind of like what those hot neighborhoods are right so where where are do you see expats really kind of investing their money whether it's maybe it's you know potentially just for vacation rental or it's for people to retire there and live there you know full-time I think it's probably different you know depending on which neighborhood uh right each in each in each neighborhood you typically have a different uh owner owner demographics uh places like the Romantic Zone you tend to have younger people especially if their their property is more like an investment property they're going to be renting it out the studio are one-bedroom they're coming down here for like a long weekend um but if you go further out from town you sometimes see like people of a certain age retirees and it's more of a permanent home for them not necessarily an investment property so for those areas the vibe is going to be totally different you know at the beginning of 2023 we had the The Spill over from 2022 which was just an insane Market uh that was probably like the busiest uh year ever for Real Estate uh long as I like I remember in 17 years at the beginning of 2023 was was great and then things kind of started to slow down a little bit for a number of reasons and primarily because we just don't have the inventory we're very short on inventory um so it it's really slow during summer time but I would say like the end of September early October then we had this strong uptick where we had a lot lot of buyers a lot of a lot of buyer leads contacting us through our website and most of my agents right now they're working with multiple buyers so things are really picked up uh after this slow summer that's great that's great so when you're thinking about 2024 right I've had a number of people contacting me you know PV is always one of the most popular places in Mexico that you know many foreigners like to go to for many many reasons um but I really want to focus on those kind of hot neighborhoods right some neighborhoods like the Romantic Zone has been popular for decades but I would say that there's some other neighborhoods that are kind of popping up so let's focus on but we'll do the the old school romantic Zone first yeah the the Golden Crown the Romantic Zone indeed so yeah and actually Risa the Romantic zones in popular I would say good 15 plus years now that wasn't the case when I first moved over here but it's become like the the crown jewel of Real Estate and tourism and for people that want a really strong great investment property like an Airbnb the Romantic Zone has been kind of like the the the cash cow you would say uh for that purpose but that's not the only area there are other residential areas adjacent to romantic Zone that are wonderful like amapas and KES Chinas I used to live in KES Chinas you know a few years ago and amapas is just adjacent to it um on the Northern side of the hill and so those areas they're starting to see some construction uh the new condomini buildings have been going up and then more are planned for a while when the Romantic Zone was being was gobbling up the real estate market there wasn't really much happening in kesas in terms of new construction um but that's starting to change we've had a couple new buildings going up and there are a few more uh that are lined up to break ground soon as well as an mopus as well so those are really great areas so if you don't want to be in the center Ground Zero of the rtic Zone with all the restaurants and all the night life and activity then just a couple of minutes away in the hillside you could be in Conesus and mapas and also these two neighborhoods have a beach as well so lower kinas lower mapas Beach beautiful beautiful beaches you don't really have any vendors going by so if you don't want to buy some any chachis you don't want you just kind of want to chill out you don't have all the restaurants and all the other services per se open to the public in lower amapas and KES Chinas but you do have some beautiful buildings that offer some of those Services uh so that's a kind of the give and take yeah and I would also say that uh you kind of I don't know if and maybe I'm overstating but amapas and kesas I mean it's literally Building Homes and buildings on a hill so I know that it's pretty hilly um you do see a lot of cobblestone streets there still um so uh I kind of feel like you have to be a little fit or not um or be willing to climb up a hill or down a hill so I think if you have any sort of disability it's not I think I think it's better you're not you're not going to rock climb well you know it's not not that kind of a place okay it's not that steep but it is I remember you used to live in K kinas and I was like wow these this is a good workout yeah well I mean so from the high Highway into the mountain side is upper aapas and upper quesas um that's where I used to live and definitely you know having a car is nice from the highway down to the beach it's it's not really Hill it flattens out it's a very comfortable walk and the distance between the highway and the beach is a very short distance but from the highway into the mountains and it just it goes up forever right so the elevation is really high up there um but definitely when I used to live in kesas and walk my dogs down to kesas Beach from upper Kina down it was probably like a 15 minute stroll down and it just it's you know 30 minutes or so going back up because you know walking uphill 30 minutes or two hours depends how many drinks you've had you're out of shape [Laughter] Risa um so in terms of investment property so if someone wanted to uh you know buy an investment property that they know they're going to rent out whether they're a snowbird or whether they want to do it year round um I did do an interview actually with Cindy Duos and um so she gives a lot of tax advice to particularly Americans and I know that that um starting this year and next year they're really going to be kind of clamping down on these taxes that for the most part people haven't really been paying they've been pretty LAX about it but starting now basically apparently that's something that you really need to think about as you're moving forward if you're going to purchase an investment property and the taxes that you need to pay when you um when you rent out your property and if people are interested in that video I'll put the link right up here so that you could take a look and you know see in terms of how it might affect you but in terms of I would say would you say that romantic zone is still like the number one place to PCH to think about purchasing if you want to buy an investment property that you want to rent out oh hands down the Romantic zone is still number one it's still the the king or queen if you want to call it for an investment definitely the Romantic Zone offers all these conveniences that are just you know steps away from your front door so that's great for vacation you don't have to get in a cab you don't have to hop in a bus you know you have little independent grocery stores you have Banks their medical facilities rest the restaurants the cafes retail outlets the beach Los meritos Beach you know it's part of the Romantic Zone you can go to the pier um so it's really convenient for people that are here for a short term um whether it's like a long vacation or week 10 days um they have everything just all around them in the Romantic zone so those are those are great perks that you can't necessarily find in other communities right exactly um but because the Romantic Zone has gotten more expensive over the years that everybody you know knows it's a hot spot it has been widening out and that's why I think that you see these other neighborhoods that are really starting to pick up and and gain a lot of attention um so so what types of community or like what types of foreigners do you see say living in amapas and kesas for example so in amapas and kesas uh mostly Americans and Canadians that uh allthough the clients that we have that that invest there and they tend to be of a certain age they're they're usually retired or close to retiring uh they like to entertain more at home they enjoy the amenities you know the condomin building the the pool just kind of lounging around they own homes you know they're going to entertain sometimes they hire a cook and then once in a while they'll come down to a romatic zone for dinners but they typically you know they're not coming down here to to party every single night so as you get closer to the hub the center of the city then the vibe changes the demographics change and you tend to have a younger crowd that are investing here and the tourist you know there have a lot of people that just enjoy they want to go out to restaurants they want to go to the beach all the time and have you know just party and socialize whereas amapas and KES Chas you know they'll socialize at home once in a while and they'll come into town once in a while right so it's it's quite different if we're going to be living here long term that's something to consider do you want to be in the heart in the center of the city with all the activity day and night doesn't sleep or being like twom minute cab ride good enough for you where you can just kind of come down to all the hustle bustle and then go back home and then am in Kina has the advantage of being in the hillside so then you have these crazy views of Banderas bayly yes um because you you're just elevated and you're higher up which is pretty pretty spectacular so it's harder to see that of course in ROM in the Romantic Zone unless you're on some rooftop and you happen to be in the tallest building or whatever um there's definitely views to be had in in the Romantic Zone as well right yeah and but just pointed out the views are totally different in romantic Zone versus amapas and K Chinas in the Hills the Romantic zone for the most part is pretty flat there are some uh Hillside regions and you've got a few condominium buildings in those areas and they do allow for the spectacular views but otherwise unless you're right on the beach uh you're not going to get the views from your unit per se you might get it from the rooftop of the building where the pool is the gym and the bar but if you're a type of person say you know tanel I want to sit on my balcony and have these fantastic views of the ocean and this and the city and in my in my condo in the Romantic Zone well then I would say all right so that's basically going to be on the water or in one of these little mole Hills uh found in a romantic Zone otherwise you're going to get that from the from the rooftop if you're going to be living in the flats but if you're in mapas and conscious Chas majority of that you know the upper amapas and conscious Chas it's a it's a rock climbing Mountain site as you pointed out not uh from there you know you've got some spectacular buildings uh con buildings and homes where the views are just it just kind of sprawls out forever it's it's fantastic yeah yeah actually Rea you and I filmed in one of those buildings called um Avalon and it was a cono that I had for sale do you remember yes yes it was beautiful yes it had two pools there was like that Green Zen pool and that beautiful infinity edge pool that was um blue in the in the South Tower so that's a fantastic building those units are going for over a million dollars now wow yeah wow that's crazy um well then let's kind of talk so if people want something that's more affordable um and they still want to have their you know home in in PV what other neighborhoods could they be looking at if they don't have a million dollars sure well I mean the Romantic Zone you know it's it's gotten kind of pricey uh location location location right and of course new construction cost a bit more nowadays um so a viable option for the last few years for people has been fluvial and versas so I've been saying like Versa is kind of like the new romantic Zone in the sense that it's a very walkable neighborhood there are a lot of cafes and restaurant family-owned businesses that have opened up so there's a street called espan Street which is right behind one of our con developments that we represent called valte and and onia Street I they're like I would say over I don't know eight or 10 restaurants and little cafes and bars over there it's it's fantastic and they're all independently owned so there AR there aren't any big box grocery stores there I'm sorry big box restaurants you know um so that's that's a wonderful place and then fluvial it's his neighboring sister it's h fairly new and over there you've got the Costco you've got lomer which is kind of like Whole Foods and you have the medical facilities uh a lot of restaurants there on um flal Avenue so that's a big Commercial Street that that that goes right into the hotel zone so that's becoming a big booming neighborhood for these last I don't know I would say 15 plus years so I would say look over there and the prices there now is what romantic Zone used to be you know years ago uh and you're really close to the Romantic Zone from flal theas depending on traffic you could be in a romantic Zone within within 15 minutes and oddly enough there is a Conan project that uh we represent now called coralian living and it's at the halfway point between the Romantic Zone and Versailles fluvial it's in a neighborhood called Lazaro cardas so Lao cardas they have nothing but local familyowned own uh like taco stands and restaurants there's the stadium where people go you can U there's a there's a track and field so people are going there for sports and exercising uh the beach is a short walk from Lazaro cardas community and from there to the bo for to the boardwalk the Malon El Centra U it's probably around like I would say like a five8 minute drive really really close and you're like right in the center again between the Romantic Zone and uh flal and from Coral living it's lit literally perched at the highest point of that hill and there are nothing but amazing views from virtually all the units over there wow that sounds amazing yeah we're going to start delivering in about a month or two that's really exciting that's so awesome uh yeah CU I just feel like you know just when you feel like there's not enough there's no more land to build on it's like it just all of a sudden you see this building pop up right it's kind of like New York City gets like that too um well that's that's so cool uh so I know that you know in years past um like the marina area and the hotel Zone had been really really hot do you still see people investing in those areas or not so much anymore so in the last I would say 5 to seven years there's been this Resurgence this new energy that's coming to the marina um they have a farmers market I believe it's on Thursdays and it's in the evenings and that's great that brings that brought a lot of people to that community and there a lot of great new restaurants that have opened up so it's a wonderful place uh to visit and invest in and the marina from the airport is literally like three minute drive you're you're right there they have a golf course uh and just south from there is the hotel Zone uh there hasn't been anything new being built directly on the beach per se just behind a couple of buildings that that u a few buildings have gone up um and then you have veras and flu of course that's behind the hotel zone right right um and then we were talking um previously we actually filmed an episode of House Hunters International day but that's bueras which was very sleepy and very quiet when we filmed there remember that like eight years ago probably that's not the case anymore buas has just exploded in popularity and real estate um it's it's it's amazing how fast Busia has cut on people's minds so that's become that's become a really big Hub right now especially amongst Canadians uh years ago when the Romantic Zone was booming you know the the Canadian most of our real estate here is priced in dollars you can definitely purchase in pesos but most of the properties are are advertised in dollars and so when the exchange rate wasn't very favorable between the Canadian currency and the US dollar you know a lot of Canadians looked further north on the beach and bueras was a viable option for them because the prices there were were were generally lower and I was see the last five seven plus years I mean there's there are just a lot of buildings going up and buus is not very big per se from the highway to the beach uh depending if on the southern part of buas versus the northern part I mean it can stretch it can go from like maybe four blocks five blocks maximum at it at its widest like up to like two two two and a half blocks so it just kind of Narrows and and and points up and then you do have um East boosts which is from the highway going Inland and that's been booming a lot of course there's a lot more land you know going eastbound so you have a lot more gated communities that have been being built so it's it's a really wonderful place to explore prices are lot lower I would say I would on the on the east side of bus cidus versus on the beach side right but prices have been creeping up over there and they're pretty comparable some of these buildings that offer all the bells amenities to the through you know new construction in the Romantic zone so you might not always get a bargain nowadays depending on if if you're going to be on the beach side of the highway versus uh on Inland on the East but there are some opportunities still to be had but prices are creeping up there wow that's great to know so then I guess you know if you are a potential retiree you're looking to retire in the next year or so or you're looking to be an investor um what should people be thinking about as we go into the New Year great question well know I have a lot of clients that that have com contacted me and said oh I'm about a year or two away from retiring um and if that's the case I would say well you know would you consider preconstruction because generally speaking in preconstruction uh there are some there are discounts being offered by the developer in the earlier phase of construction and if your plan is to retire in two years then you know maybe you don't have to you know you don't know what the property values are going to be in two years chances you know real estate always goes up you know it might go down a little bit but in the end as we all know prices will go up right so not knowing where you're going to be in terms of prices there's a good indication values are going to continue to rise uh preconstruction might be a viable option and and that being because for most preconstruction you're making payments and installments so you don't have to hand over all that money right now you could be making smaller installments get a discount you're locked in at that price and by the time you come down here that project is nearing completion or is just completed and you can come in and move in into a brand new home um if you do want to wait until you know you're you are retired and you don't want to buy preconstruction uh your and your plan is to purchase in one or two years not now you don't care to invest in a home and start renting it out until you retire I would say then uh get yourself connected with a with an ampy real estate agent ay is the um National Association of Realtors in Mexico and have them set up an MLS portal for you so you can start looking at properties and the areas that you're interested in so you can kind of follow the trend and see what's going on what properties are coming on the market you know uh how are the prices moving up or down is it is it flat you know and then if something were to pop up that's your dream home and you feel comfortable making a move then then you do that at least you know you can start looking and familiarizing yourself with the market and any questions you may have you can ask your your an agent you know how do you how do you buy a preconstruction how do you buy a resale and start start you know thinking about how this is all going to play out when the time comes for you to pull the trigger that's great that's
