everybody here is that Detroit's in the upswing but where are the absolute best places to live in this video I'll be giving you five of my favorite places for people to move to when they come to Detroit and I'll be saving one of my favorites for the end [Music] what's going on for those of you who are new to the channel my name is Ed Butler and I make videos just like this one every single week giving you all there to know about Detroit I'm also a full-time realtor so if you need help in that Arena feel free to reach out all my information down below I'd love to have your back on your home buying or selling journey and with that let's hop into the video roughly located between Jefferson Kercheval Parker and seabird essentially right in the middle on the dividing line of East and West Detroit close to downtown off of Jefferson in fact it gets his name derived by another one that's on his list that we'll talk about a little bit later by being west of Indian village so hence the name West Village West Village is priorly made up of about 275 single-family homes a few duplexes and a few commercial apartment buildings as well most of the construction was built between 1890 and 1920 and it was added to the National register of historic places in 1980. what makes West Village cool is the array of different architectural Styles and those that are pretty unique to West Villages that's something you don't really to see in too many other areas some of the cool architecture Styles that'll be home to West Village are actually the colonial revival and Mediterranean Revival as well you also will see a bunch of row houses there built for the upper middle class in the early 1900s and to call West Village Homes of the 12 home that sold over the last 12 months the average price point was right around 376 000 but I can tell you it's kind of a mixed bag and most finished products in West Village are going to be above that 400 000 range actually toured a duplex for right around 4 40 this past week it was actually a masterpiece so you definitely can get in at a decent price point if you want to be in this area in this stone's throw from Jefferson so you can pretty much get down to Jefferson and take it straight down to downtown or be right across from Belle Isle so definitely a great pick to move to if you're thinking about Detroit now the next one on our list is definitely one that I caught a lot of flack over the years if we're not talk talking too much about that's going to be North Rosedale Park is on the city's Northwest side it's comprised of about 1700 single-family homes so making it a very large neighborhood and it's specifically located between Evergreen McNichols Grand River and the Southfield Freeway it's also just north of Rosedale Park so not to confuse the two yeah their sister neighborhood but they're two completely different neighborhoods so to speak one fun fact about Rosedale Park is that there's actually the only neighborhood in the city with its own privately funded Park and Community Center and that's what really makes rodell's Park special is that they have this community center which is kind of like the Hub of the neighborhood so you end up getting to know all your neighbors because they're going to be putting on plays events all types of things and activities inside the park so you kind of get to know everyone and everyone knows their neighbors what I've noticed is the difference between Rosedale Park and Rosedale Park is that you end up usually getting a little bit larger on for sure in the royaldale park they're being a little bit larger lot as well and they have some very unique architectural Styles so you kind of just gotta see it and of the 52 sales that took place last year in Rosedale Park over the last 12 months I'd say the average price point was right around 212 000 with the high sale being 355 000. I had some clients recently over the last couple months that we were actually shopping in North Rosedale Park and we found this beautiful home that has so much character and charm and we had a pretty big bitten war on it I believe that house went in Upper 340s I mean we weren't able to take care of it for my clients but definitely some Beauties pop up every now and then that you know you got to be looking out to try to snag all right Next Step on my list is another one that I don't quite talk about as much but I'm definitely doing more in the future that's going to be the Boston Edison historic district I've moved a bunch of people here over the last couple years and it's just not seeming like it's going to stop it's the reason being in because it's such a large neighborhood and most of the houses are some of the most bang for your buck that you're going to get anywhere in the country so with that a little bit of a history lesson one of the earliest neighbors or inhabitants New Boston Addison was actually Henry Ford himself who actually built the house on the corner of Edison II in 1907 for him and his family at a whopping price of 483 thousand dollars back in 1907 so that house in today's dollars would have cost about 15 million dollars to build so you can imagine the finishes and the Masterpiece that this house was at that time the district literally was built for Detroit's Elite and over the years many of them have caught Boston Edison home and still to this day many of Detroit's highest dignitaries call Boston Edison home so where is it located it's comprised of about 900 homes built on the west side of Detroit between the streets of Boston Edison long fellow in Chicago and it runs from Wilbur Avenue on the East and Linwood Avenue to the west and what I'm talking about getting bang for your buck I actually recently sold a six bedroom four thousand plus square foot home with a actual apartment over the top of the garage that's a one bedroom one bath and that was under 600 000 like where can you find something like that but in Detroit on average of the 32 homes that are sold in the last 12 months in Boston Edison the average price point was 392 thousand dollars with the high sale coming in at about 850 000 all right now circling back to a neighborhood I mentioned earlier in this video we have Indian village a little bit of a history on Indian village many of the homes were built by very prominent Architects that's from Lewis camper Albert Khan and William B Stratton and they were built for many of Detroit's most prominent residents one being Edsel Ford himself as well who had a built when it originally was being constructed and what's cool is many homes are very very large some being over 12 000 square feet and then a lot of them have actually have carry Combs out back that are actually bigger than some of the suburban houses that you'll see around Metro Detroit and to be specific about where it's located you're going to be you're going to be bounded by Mac to the North Jefferson to the South and it's on three streets that's gonna be Burns Iroquois and Seminole fun fact about the community every summer in the first weekend or the first Saturday in June they have an annual home and garden tour throughout the neighborhood which you can come and everybody's presenting their best foot forward and showing off their home I went to high school just around the corner from the Indian village at Martin Luther King High School and I remember I had a teammate on a basketball team who actually lived in one of these houses and we didn't know until one day we dropped them off and we pull up like dude you live over here the least is to say it gave us all of you know a star struck look and hey you know we didn't make mention of it no more afterwards but it definitely opened their eyes like man some kids actually really live like this of the lemon home that's sold in Indian village over the last 12 months the average price was right around 550 000 with one selling almost close to the two million dollar Mark that was actually the book mansion that's right off of Jefferson actually sold that was remodeled after Marie Antoinette's place this thing looks like a freaking Castle because it kind of is all right last but not least my favorite on the list and I'm a little biased because clearly I'm a Detroit Lions fan and that's going to be brush part brush part was developed in the 1850s by Edwin asking brunch for Detroit's Elite of the elite there's so many Victorian style homes over here in this area that I was nicknamed little Paris brush Park is bounded by Mack Avenue at the North Woodward Avenue to the west bogian to the East and then the Fisher freeway or 75 to the South cool fact about Bryce Park is that HDTV actually did a eight episode series on renovation of the ransom Gillis house in Brush Park Nicole Curtis Rehab Addict was the focal point of this uh where they took over and renovated this dilapidated large beautiful Victorian style home and it turned it into a masterpiece I walked by it all the time and I'm still astounded by how beautiful this place actually is they also have a street called millionaires row which this house is actually located on and number 32 homes that sold last year in Brush park that's going to be homes and condos average price point was right around 635 000 but the median price point was right at 485 000. so a big discrepancy there and so you got some very Heavy Hitters on the north side of that but you definitely can get some smaller condos on the lower end I think the lowest ones sold I think it was like a one bedroom like 800 square feet for like in the mid 200s but with its proximity to All Things what we're word or all things sports that's why it's one of my favorites it's right across the street from the Little Caesars Arena where the Pistons and Red Wings play and then just a short walk across the Fisher freeway to where the Detroit Lions play where I'll be spending a bunch of my time this uh coming fall Go Lions so this makes it pretty easy for it to be a top pick for me personally and because of all the other things surrounding it and the list definitely goes on beyond the sports for sure if it comes to restaurants museums activities or whatnot so you're looking to make a move to Detroit these are five great picks you really
