one of the project managers that had the pleasure of working on this project this is 1736 southeast 14th in fort lauderdale florida and i'm really excited to share this home with you [Music] so we have beautiful tropical landscaping that's really going to thrive here in sunny fort lauderdale we've got a lot of rain but we've also got a lot of sun so these plants are perfect for our climate [Music] so this home is about 4 600 square feet we've got three stories as you can see very contemporary architecture what i lovingly refer to as the box homes so we've got the classic white exterior and then we've got some of the warmer elements we have the natural wood underlay in this night taupe stain we also have to bring in more texture this natural looking stone this is a porcelain on the exterior of the stairwell and you'll notice some of these natural elements come in the interior [Music] so heading inside so you can see we have a beautiful hardwood italian a towel door entry door beautiful statement as you're walking in and then as you walk in you're greeted by the foyer we've got floor to seating windows here in the dining room we got about 20 feet lots of natural light coming in here the color palette throughout the house is your traditional contemporary color palette we've got the warm woods walnuts both the entry door our exterior accents as well as our kitchen and then we have the classic palette of gray black and white really something that's going to be timeless modern and perfect for your fort lauderdale home right on the water so coming to the kitchen obviously we've got this super nice modern palette the warm walnut really brings in texture we love the super contemporary but you also want a little bit of warmth in your home so this is the perfect place to bring it we have all high-end stainless steel jenn-air appliances custom panels throughout we've got our beautiful induction glass cooktop we've got dishwasher double oven microwave we've got column side by side refrigerator and freezer as well as a wine system and coffee system so you can roll out of bed in the morning rub your eyes come down grab your coffee and be ready for the day [Music] so whether you're a white or a red cat and girl like me or rose even you can keep all of your wine in here set your temperature to your specific preference plenty of space for your wine entertaining guests and of course we've got our beautiful huge island perfect for entertaining perfect for sitting enjoying you can be right at the sink do your dishes getting ready to cook and still entertaining your guests at the same time [Music] so so as you come out to the pool deck we have our summer kitchen complete with stainless steel marine grade glaze appliances you've got ice baker mini fridge and of course your grill so you can have your friends out your family come entertain enjoy the pool enjoy the bell and then come out and get some food ready to go continuing the pool deck you have another added space here to entertain have some nice outdoor furniture and of course we've got our pool heated led color changing lights waterfall jacuzzi edge really nice to enjoy hot summer days or even in the winter it doesn't get too cold here so with that heated feature you can be middle december christmas day hanukkah day what have you and you can come out enjoy your pool even if it's a little maybe 60s outside you can still get up there so of course the biggest selling feature of this house is of course our water access as you can see from here you've got a great view of the other boats and yachts you're just five minutes out to the intercoastal and about another 15 out to open water so you can hop on your boat with our deck you've got maximum a 60 foot vessel that you can put here hop on hot summer day and get whether you want to fish you want to enjoy the day just on your yacht you have complete water access super easy for a super fun day [Music] so on each of the three stories second story and third story we do have large private terraces from the master bed which is right up here you have your own private balcony great for additional outdoor furniture a nice community of avila it's one of the most special communities in all of tampa it was designed and kind of inspired by the city of avila in spain it's known for its opposing walls and avala here in campus same it's very secure there's two security gates probably the most secure neighborhood in all of tampa and then on top of that you have the jack nicklaus design golf course the country club you have six clay tennis courts fitness center so there's just a lot of amenities but then once you get inside the gate it's hard to explain but it does you don't feel like you're in tampa you feel like you're in a different planet a different city it's so calm and so tranquil it truly is one of the most unique destinations in all of tampa as far as the home is concerned it's 28 000 square feet of space there's a guest house nearly 5 000 square feet you have a resort style pool you're on lake chapman the basketball court the game room the movie theater i think the the entertaining options are just incredible i mean like you mentioned this whole wing of the house you walk in there's a bar there's a living room you come out to the pool you go upstairs you have basketball you have a gym you have a game room so if you like to entertain if you like to host people if you have a big entourage you have a lot of friends you want to entertain this is really a great destination [Music] thank you after after the party or any kind of entertaining you're doing it's just a magnificent estate and then the lifestyle too i mean you come home from work or whatever you're doing you go to the gates you know you're secure you know you're gonna have privacy if you need to leave on any kind of trip or vacation you know you know your home is safe you know you know you're gonna be protected so it's just a really just unique place for somebody who wants to entertain but also maybe they're traveling they're busy and they're gonna be in and out of the house it's it's one of the most secure locations in this controls your camera your visual your audio all right here super convenient we've got camera security on all exterior angles of the home so you can make sure that you're secure we've got of course our lighting control as well so when it's party time you can dim the lights or turn them up whatever you prefer adjust the color temperature accordingly you can answer your video doorbell here as well so whether you're in the kitchen or you're in the great room entertaining the party doesn't have to stop to answer the door you can come right here you can let them in and then of course what party is complete without music you control that here as well so in the dining room we have beautiful floor-to-ceiling windows we also have a double height open to above here so you can enjoy 20-foot ceilings we have our catwalk of course so whether the parties down here or up there you feel connected really easy to enjoy all of the views that you have in this home throughout and you'll notice that we've got plenty of natural light and lots of windows throughout so continuing to the bedrooms we have four bedrooms four and a half baths so this is the first of the three secondary bedrooms let's hit the lights so this bedroom is the one bedroom on the first floor and you actually do have access out to the full deck which is really nice each of our bedrooms includes its own private bathroom so you don't have to share a bathroom with anybody which is always great because i know i hate sharing the bathroom with my boyfriend or my roommates right college was not fun in that aspect and we've also got super high-end finishes throughout all of the bathrooms [Music] each bathroom has this really funky contemporary terrazzo inspired tile um definitely making the home a statement piece we always think of our floors and our walls kind of as a backdrop for the rest of our accessories and accents but who's to say that our walls can't actually be that main focus so you can see this tile is really bold really makes a statement and you notice the same theme throughout the entirety of the house of course all of our bathrooms have plenty of storage custom cabinetry again really sleek really modern pallet own shower own water closet and we have our illuminated medicine cabinets as well for a little extra storage [Music] and then continuing this way down the catwalk we have our master suite [Music] come right through these doors again beautiful large windows lots of exterior views and bonus you actually have your own private balcony just outside these doors [Applause] [Music] do [Music] so going right through this door you actually have your own private balcony with plenty of room for an outdoor sofa outdoor chase lounge maybe even some maggots spun top chairs those are a lot of fun but again you can enjoy the view of your yard and of course the view of the water [Music] so now one of my favorite parts of any home is the master bath so here you've got double vanity plenty of storage you've got your built-in medicine cabinets with illuminated doors double shower both rain shower and hand shower so nobody has to be fighting over the water if you're sharing and then right through here we have private water closets so lots of privacy and you can both do your thing without getting in each other's way [Music] [Applause] [Music] and then of course after you've grabbed your wine from downstairs you could enjoy your evening in the soaking tub fill it up get some wine get some cheese and relax for the night [Music] alone [Music] foreign [Music] [Applause] [Music] of course no master suite is complete without his and her closets your completely custom built-in closet system plenty of room for your purses your shoes um everything you could think of you could put right in here this wouldn't be hers it can be his they're both identical so no matter how much storage you have i know if it were me i'd probably end up taking over the his closet a little bit too but you've got plenty of storage for all of your things so one of my favorite views in the interior of the house is actually from this catwalk so as i mentioned earlier you have a great view floor to ceiling windows and you can actually see down to the party so you still feel included even if you have to run upstairs for whatever reason or as you continue the party up here and up to the third floor so this is a really nice view you can enjoy the outside exterior views and you'd also see the rest of the great room [Music] so heading this way down the catwalk we have our two other secondary bedrooms if you'll follow me so this is our second secondary bedroom this one does have views out to the exterior out to the water so these actually slide open giving you full access you can let the nice water breeze come in enjoy that like i said it's usually hot but we do get a lot of nice breeze down in south florida so it's hot but it's not always too too hot so each of our secondary bathrooms comes with high-end plumbing fixtures including brizo grow and delta all stainless steel chrome and brushed nickel finishes throughout [Music] two [Music] mm-hmm [Music] now heading into my favorite of the secondary bedrooms it's not on the water but it has a pretty spectacular view i mean there's beautiful homes out all throughout the neighborhood and here you've got beautiful beautiful windows this is a great seating area you can have your bed right here you can have two arm chairs really enjoy all the natural light that you have coming in [Music] [Music] so now for the most fun part of the house continue with me up to the third floor [Music] [Music] so now we've arrived to the third floor club room media room this is a great space for entertaining and also function as a secondary living room this could be a game room i can totally see you pulling out the pool table billiards table maybe some table tennis you also have all the hookups if you want to put in tv make this more of a home theater you absolutely have that option and of course no entertainment space would be complete without the wet bar here you've got everything that you could possibly need to entertain you've got natural granite countertops as well as microwave another wine beverage center and ice maker [Music] and then last but certainly not least we have the huge outdoor terrace [Music] here you've got again plenty of space for entertaining and look at that view who doesn't want to be enjoying the yachts enjoying the water and really this is why you buy this home for the view
